I have just refinanced my mortgage with TD Bank, and I was offered a 5.1 rate; however, I decided to go with variable, which was below 4.75.

Hopefully clients understand that they can still get a better deal with each and every major bank - quite a bit below their advertised rates.

Don't be afraid to negotiate. Banks want your business.
