Signs Signs everywhere signs. There are an unprecedented number of homes for sale.

As a good realtor, one of my jobs is to make sure your home is not just on the market, but in the market.

(I don't know where that phrase came from, I have heard it from time to time.)

What does this mean? Well it means not just being competitively priced, but your price needs to be compelling, intriguing.

In my town of Spokane WA only 40% of all homes listed for sale on the MLS in 2007 actually SOLD.

I am guessing the number will be lower in 2008. That is a whole lot off effort for naught. Incredible energy expended in the case of the seller, and listing agent.

An excellent realtor will make sure the most effective marketing strategies are in place. They pay all kinds of monthly expenses to keep your home on the market.

It is indeed the PRICE that determines whether or not your home is in the market.

With the recently lowered interest rates, I believe more homes will be selling and that is great news! However, there will still be a staggering number of homes that will not sell.

While we have heard location, location, location for eons, any location will sell for the right price.

So, as far as I am concerned it's price, price,  price.

Yes, marketing, condition, presentation, your agent, and location are all key factors, but price determines whether or not you are on the market, or in the market.

If you are an agent that is just listings and spending your money on advertising, then why would you do that? I just don't get it sometimes, if I wanted to throw money out the window of my car, I would!

BethAnn, I so love getting your posts!  Statistics like that are fantastic and I'm glad you continue to shout them out.  40%??  That's even worse than I would have thought.

I keep telling my clients - "only list to sell right now if you MUST sell.  If not, get your home off the market!"

I do think there are sellers who should take thier homes off the market if they are not truly motivated to do whatever it takes. It's tought out there...
