I need to get some pics like this to show buyers who balk at the $50 termite inspection cost.

Oh, Erick, please feel free to copy these pictures. I took them with my camera, so no worries about copyrights etc.  You can right-click and save and re-organize them. Btw, our pest inspection costs about $100-150.  $50 is cheap for us!

That powder post beetle sure does some major damage to wood!  I have had a home inspector find subterranean termites in a home in Henderson and we had to have Terminix take care of the problem.  Luckily we caught it in the early stages.

Erik, sorry I mis-spelled your name.

Tony - thank goodness.  Do you not use a pest inspector? Our practice here is to hire a pest inspector who will check specifically for pest, dry rot, fungus and moisture damage.  The home inspector may find some of these things and refer them to a pest inspector.

I think I have had 1 client in my 7 years of selling real estate that had a pest inspection completed on a property he was buying.

Tony, guess it's different in NV.  We probably have more moisture-related damage since we are closer to the coast.
