PJ - USDA loans are not well known, and it can be confusing because the first thought is farms or farmland!  This demonstrates that a variety of homes can be purchased with this type of 100% financing program - all it takes is working with the right lender.

Hi Penny,  Since the USDA Rural Development program has an upper income limit based on the county where it is located and the buyer's family size, does a home in this price range fit into the program in the Raleigh area?  If so, I agree that this is a great program...I was recommending it to clients even before it was the only 100% game in town besides VA.

The maximum income in the Chatham County Area for a family of four is $82,000.  The front ratio (29%) needs to be no more than $1981 a month total payment. This property's payment is definately below this... so, as long as they have very few other debts (an $800 car payment probably won't work), this family should be fine to purchase this home!

This loan is real attractive and I have known about it for a long time. But in order for me to jump off my chair, these homes need to be listed in their own catagory. I want to look at the homes before I employ an agent and most likely it would be he agent that listed the home on their site, but until then, I will keep looking because no site I have ever on, has been listed these home separately or in the own space. So far it's pot luck on these real estate sites, to see a home that is USDA. I don't feel I need to employ an agent 1st to get to see these homes.  I think it's an injustice to the seller of these type of homes.  If you have the listings then list them. You have more info about the loan than listings.

This post was created to illustrate one example of the type of home available for USDA financing, not to show every home in the area that qualifies.  As far as I know, there is no easy way to determine which homes are USDA and which are not.  In some cases, you can tell just by the zip code.

Below is the official USDA site.  You can enter any address here and see if it qualifies.  You can also zoom in on maps to find specific areas that qualify.  Once you narrow down the areas you're interested in that qualify, you can then run searches on your own for those specific zip codes, for homes that fall within your eligible price point.

Trish - there are entire COUNTIES in NC where every home in the county qualifies for USDA financing.  Penny provided a link to the "official" USDA site - but Chatham County, where these homes are listed is one of the counties that qualify.  Also, Johnston County qualifies for USDA home loans... every house in the county qualifies... you just need to be certain that you qualify based upon the maximum income for each county.

Please let us know if we can do more to help you move closer to the "buy" position, because prices are at their all time low - and rates are low too!!
