Market Conditions:  The residential market change just happened when school opened. There is a huge increase in activity and we are seeing multiple contract on many homes. The interest rates were low and and are now even lower with the government take over of Fannie Mae and Freddie Mac.  So, we have the combination of the best selection and the lowest prices that we have seen in several years and very attractive interest rates.
