When do you hold open houses?

With the start of football season, I start to wOpen House onder if it is worth it to hold an open house during a game.  Here in the Philadelphia area, open houses are poorly attended one Sundays when there is a 1pm game.  All of us agents rejoice when there is a Monday night game or a Sunday 4pm game.

I have heard several agents in the area talk about holding open houses on Saturdays.  In the past, I have had a few on Saturdays.  The attendance has been okay.  I have not held enough to know whether it was just the home or if it was because it was Sat.   I am again thinking about that idea.

I was wondering if anyone does hold Saturday open houses?  Or if anyone has any feedback?  Please let me know.

I often hold Saturday Open Houses, particularly during football season and my town doesn't even have a team!  However, since many that live in Central Florida came from somewhere else, there is much alliance to Sunday football, including at my house.  My mom, who lives with us, is an Eagles fan, my husband is a Broncos fan, and I am a Steelers fan.  Therefore, with the help of the NFL Ticket, we watch and cheer our teams weekly during the fall.  So Saturday Opens are the best option during this time.  But it also makes sense for the rest of the year too.  Why?  Most opens are on Sunday so why not be different?  That way, those visiting are not as confused with may opens. Also, I find on Sunday, it's a good afternoon, after Church and breakfast, family thing.  I used to get lots of not serious lookers on Sundays  On Saturdays, I find more people that are serious about buying.  You can also stay out of the 1 to 4 mold and try 10 to 1, or 2 to 5.  It's ok to be different!

If the game starts at 1, try doing an open house from 10-1 on Sunday.  You will get folks coming back from church or breakfast.
