Most buyers who are ready to purchase a home in Baltimore County Maryland will contact a local real estate agent at one point or another to help assist them in the process.  There are TONS and TONS and even MORE TONS of real estate agents in the business, but does that mean that they are all created equal?  The easy answer is NO!  There are Top Producers (who do most of the business), middle of the road agents (who do a little business), part time agents (who may get a little business), old agents (who are not top producers or up to date with today's technology), and of course brand new rookie agents (who have not had a sale yet and have no real experience).

If you are considering making one of the largest financial transactions that you may ever possibly make in your entire life by purchasing a home in Baltimore County Maryland, which type of agent do you want to represent you in the transaction?  If you answered a Top Producing agent, then congratulations you are with the overwhelming majority of the population!  So then, the next question is:

HOW DO YOU KNOW IF YOUR BALTIMORE COUNTY MARYLAND REAL ESTATE AGENT IS A TOP PRODUCER OR NOT?

If you call any real estate office and ask to speak to a real estate agent you will be given to an agent who is probably sitting at the front desk.  This is often referred to by agents as "floor duty" or "floor time."  Do you think a TOP PRODUCING Baltimore County Real Estate Agent has the time to sit at a desk and WAIT FOR THE PHONE TO RING?  If you answered NO, you are probably right again!

What about going to meet an agent at an open house, do Baltimore County Top Producing Real Estate Agents conduct Open Houses?  Sure they do, but when you go to the Open House ask the agent if it is their listing or another agents listing.  If it is the other agents listing, the agent at the open house probably doesn't have any listings to hold open and that is why they are there.  This may indicate that they are not a Top Producer as most of the Top Producers that I know don't hold opens for other agents because they have more listings than they know what to do with!

What about on the internet?  Since most of the TOP PRODUCING Baltimore County Real Estate Agents know that over 90% of buyers begin their home search on the internet and do their "information gathering" there, most TOP PRODUCING Baltimore County Real Estate Agents have a significant web presence.  If you have a question about any particular real estate agent's web presence, go to google and type in their name and see what comes up?  If you see a TON of information about that agent, there is a good chance that they are a TOP PRODUCER!  However, this is not full proof either, instead it may suggest that they are just really good at Search Engine Optimization techniques.

What about advertisements in magazines and even on television?  Not many agents who don't make a decent amount of money can afford to CONSISTENTLY ADVERTISE in magazines and on television.  The key word here is CONSISTENTLY!  Anyone can put an ad in a magazine here or there, but a TOP PRODUCER has the FULL COLOR GLOSSY PAGE in the magazine ALL to themselves in EVERY ISSUE, not just an ad on half of a page in black and white in 2 or 3 issues.  Many TOP PRODUCING Baltimore County Real Estate Agents are currently cutting back on their marketing because the current housing market in Baltimore County has changed recently and less revenue is coming in than they became used to earning during the boom years.  So, the real estate agents that you do see in the magazines on the full color pages and on television (like the home preview channel) really are at the top level.  I am happy to report that I have a dedicated FULL COLOR Glossy page in every issue of the Homes Magazine distributed to Baltimore County, Harford County, and Cecil County and also feature most of my listings on television.

WHAT QUESTIONS CAN YOU ASK THAT WILL HELP YOU TELL IF YOUR REAL ESTATE AGENT IS A TOP PRODUCER OR NOT? 

  1. How many buyers are you currently working with?

  2. How many listings do you currently have on the market?

  3. Do you have an assistant?

  4. How many transactions have you CLOSED so far this year?

  5. How many transactions did you CLOSE last year?

  6. Do you have any client testimonials that I could view, read, or contact?

  7. Are you an aggressive agent and a strong negotiator?  Can you give me examples?

  8. Do you take buyers out without being pre-approved? (I don't know any TOP PRODUCERS who would take out a buyer who was not pre-approved first)!

  9. Do you have a network of professionals (loan officers, inspectors, title companies, handymen, etc..) that can help me with anything I may need?

  10. Do you have a marketing plan for your sellers?
