8 Comments on Bella Vista Condominiums in Daytona Beach Shores
Yes, really beautiful building. Cook development was pretty successful, and their timing was better than many others', they were able to sell them at good prices, and did not have as much walk aways than Marina Grande on Halifax, for example.
Vadim,
I agree. Cook Development, which started with St. Croix, then built St. Maarten, and then a collection of gorgeous condominiums:
Marbella, Bella Vista, and Palma Bella. If I remember correctly, they called these 3 out of planned 5 The Costa Bella Collection. No hype here. Very good cndominiums. ANd at today's prices I would recommend them to anyone. You can buy at 60-65 cents on a dollar.
Cook is a great developer. I own a St. Croix unit and between myself and my family, we own 3 units in the beautiful Bella Vista. If someone is looking to purchse a condo, I don't think you can beat this one & the prices right now are unbelievable!! So good, in fact, that if I walked away from my 15% deposit & purchased now, it would still be less that what I paid at pre-construction pricing.....if only I had known!!
Dorothy -It is interesting you said that about 15% down payment. you are absolutely correct.
Giving you the example (not in Cook's building). On October 10 last year there were 2 units closed in the brand new condo building. Units on the same line. One on the 4th floor and one on the 7 th.
3 bdr/ 2 bath oveanfront units. The unit on the 4th floor was reserved 2 years before closing, the buyer put a 15% deposit and closed the unit for $750,950. The unit on the 7th floor was by the developer, as the Buyer, who made initial reservation walked away from the deposit of $112,642 and developer needed to get out of the building. So, he sold it for $460,950. The difference was $290,000. Exactly as you say. If the buyer would contact me, and ask what to do, I would have suggested that they walk away from the deposit, and buy another unit (and a better floor) for less money and still save about $180K.
But this is not all. If they would come to me, I would negotiate with the developer, and save at least half of the deposit, so that he would credit half towards another unit.
And I would try to get just a little bit better price (and I know what they would have accepted, so they would save quite significant amount of money.
Thanks for visiting the blog. Enjoy your units. If you are thinking about renting or selling, keep us in mind.
Correction: The Bella Vista has nine unique floorplans, one is reversed for a total of ten floorplans. All great and very spacious. John, THANKS FOR SHOWING THEM. O. Kheir
O.Kheir - Thanks for correcting me. You are, or course, right. It is a shame for me as I actually know the floorplans, and can't understand why I suddenly decided that they are all mirror units.
It is a real pleasure showing them, as good wuality and rich details always impress.I would love other developers be that attentive and with great vision.
Jon, tell your pickiest customers that only a few remaining condos at the Bella Vista. Five of the floorplans are SOLD OUT and excellent deals on the others.
Seems that CASH is still KING, at least the closings are surer and quicker.
Huge 2400+ penthouse available soon. Two balconies with river and direct ocean view. Spectacular! Jon, call me when you get an investor wanting in a luxury building at reduced pricing.
