I know several people who are planning to list their homes in the next few months, but as a true exclusive buyer's agent working for an exclusive buyer brokerage, I can not list their homes for them. If you are also an Exclusive Buyer's Agent (EBA) working at an exclusive buyer brokerage, I'd love to hear a bit about how you handle this situation.

How have you selected the agent to whom you refer your listings? Do you get a referral fee for sending them to listing agents? Does this agent let you know if an unrepresented buyer walks into an Open House for the referred property? Do you disclose that you will receive a referral fee to the person you refer?

I use MLS data to evaluate the agents who are most likely to SELL the home, not just tell the client they can sell it for the highest price and have it expire. I look at % ratios of lists-to-solds, lists-to-expireds, etc. I also show the percentage of listings that are in that target area that and those ratios. Also, the percentage of property types... Is the agent a condo expert? or a Luxury home expert? What type of home will be listed? Does it fit in that agent's area of expertise?

I provide this information to my past client and let them choose. They choose who to list, with the stipulation that I receive a referral fee. The Listing Agents have been more than happy for the referral, knowing that I have given them credibility by showing the hard numbers to the client.

Almost every listing agent will tell the client they are the best match for their home. I let them see the numbers and make an informed decision...

Here is what one of my past clients had to say:

"We purchased a condo and then needed to sell it one year later. We knew Benjamin was an Exclusive Buyer's Agent so we knew he couldn't help us sell it, but we thought he might be able to help us find someone to sell it for us. He was very open to the idea and agreed to help. We were expecting a few referrals from him, but were overwhelmed when we received his initial analysis. He did a very thorough, very scientific evaluation of the selling agents in the particular market based on many different criteria. It was very impressive and helped us quickly select the seller who did the job, even in a tough market."
