Asheville, Buncombe County, NC Real Estate Market Statistics -

Active and Sold - August 2007 and 2008 Comparisons

Our Active Residential Listings have increased 21% from this same time last year. 

The Average Asking Price has increased 7% and Median Asking Price has increased almost 7%.

The real problem we still face is the SOLD numbers and the SOLD prices are down. As you can see by the chart below, we have been down significantly on our SOLD numbers all of the last 12 months, yet our inventory has increased.

The number Sold in August 2008 is down 35% from last August 2007 and the Average Sold Price is down 4%.

Also the number of Days on Market is at the highest levels in over 5 years.

Residential Properties = Single Family Homes, Condos, Townhouses & Mobiles on Owned Land

Thank you Don,

That is great information.  It's interesting to look at the discrepencies between the median and average asking prices vs the median and average sold prices.  It would seem to indicate that the lower priced homes are moving much faster than those in higher brackets.  Perhaps a result of higher priced homes being more likely to be purchased by out of state buyers who have to sell their current properties.

Regardless, I think it will be a while before we see a strong upswing in the current trend.  Great news for buyers, not so much for sellers.

Don-

Your market is about a year behind ours.  We have not had our inventory increase over last year.  Prices are really down however, because of all the foreclosures.  There are some great buys down here.
