Are there still good investment properties out there or are they already gone?

The plain and simple truth is because the investors have a Realtor that is always looking for them! When your Realtor has found one, instead of putting the home on the market so anyone can find it, they call their investor and say I've got a property for you! The investor has learned to trust that Realtor and tells them to put an offer in on the property unseen.

Now as a Realtor, I also do this for a select number of investors. Unlike most Realtor though, I have a select number of investors I work with and I work backwards with them. Yes you read that correctly...I work backwards with them. I actually have a buyer for them, even before they put an offer on the investment property that we are looking at. I teach people who can't get normal financing through banks how to buy a home on 100% financing. My investors buy fixer properties, that my buyers are looking for, they fix them up for the end buyer and sell it to them on owner financing, a win-win for everyone. Investor makes money; Buyer saves money and gets a home to call their own.

The key is finding an agent that is knowledgeable in owner financing and also lease-option properties. This is where most investors make most of their money, not in the rental business. Even a Realtor that only works with a select number of investors, will, from time to time need to take on a new investor. What happens over time is their investors are all tied up in properties and can't take on another one. The key is to become a preferred investor of that Realtor, if you do this they will begin to call you first.

How do you become a preferred investor? When the Realtor calls with a deal, make sure you say yes! With contingencies of course, but say yes to what ever you think you can do. I don't want you to start to do this until you have built a relationship with that Realtor. You both need to learn to trust each other and know what each others goals are. I interview every investor I meet before I even consider taken them on as a client. If I don't trust them or don't think they can perform as promised, I pass on them. This is why most of my investors have learned to trust me; they know I only work with a select few. If they run in to a problem with a property, they know I can get one of the other investors to take over and still get the project done on time.
