Almost since the onset of my real estate career, I have focused most of my efforts toward online marketing.  We launched our Austin real estate website in 1998, and it has undergone a number of re-designs since then, including a completely new look in May of this year. 

When I am speaking with agents who work for our company, I hear a wide variety of marketing and advertising ideas and questions from them.  One of the most common questions that I get when I hear a new idea is, "Do you think it will work?"

My response is almost always the same:

"In my opinion, pretty much ANY marketing will work if you are consistent with it." 

I stand behind this statement.  The example that I give them is standing on a street corner handing out business cards to passing motorists.  Will it get a high return?  Probably not. 

However, what if you stand on the same corner each day and people begin to think of you as that "out of the box" (or perhaps "fresh out of the asylum") Realtor?  I haven't ever tried this personally, but I can virtually guarantee that some sales would come from this technique. 

Why is this?  Because at any given time, if you take a random sample of 100 people on the street, a handful of them are considering buying or selling real estate.  I am too busy (or lazy) to look up the statistics, so it could be more than that.  If your marketing is consistent, you will hit a certain percentage of folks each time who are ready to go.  If you give up too soon, you won't be able to reap the rewards.

If that is the case, my advice is to stick with your marketing idea, no matter how far off the beaten path it may seem.  There was a guy I used to work with who consistently farmed an area that I had no interest in.  "Let him have it!" was my attitude.  Over time, this guy became the expert for that pocket of town, and he has done very well.  I certainly don't begrudge him this, because he was CONSISTENT.

My current marketing efforts are pretty different from the late 90's, when we invested way too much money in magazine and newspaper ads.  Today, blogging is one of my primary focuses (clearly), along with making a bigger push in my sphere (church, friends, past clients) to be the first guy they think of when they think of real estate in the Austin area.  

 

 

What's working for me these days as a broker/owner as I seek to spread the word about our services?

BLOGGING - Being consistent applies to our blogging efforts, just like anything else.  Also, I see this as a long-term strategy, as I have shared previously.  I have been able to garner a good number of referrals from my friends here, along with receiving numerous consumer contacts.  I hope to have a more significant share of my business coming from this arena in the upcoming years.

SEO - I continue to work on maintaining good placement on Google and Yahoo through content and link building.  This remains one of our top sources of new business.

EXPANDING OUR FOCUS - With run-of-the-mill sales becoming tougher and tougher to close for a myriad of reasons, I have been working toward becoming proficient in short sales, and one of our agents has undergone tons of training in this area and is now conducting seminars on the topic.  A couple of our agents also want to do more leasing and locating, so I will support this for them by providing the necessary exposure and database of information. 

EXPANDING OUR COMPANY - I currently have 15 licensed agents on our roster.  I would like to double that number by next spring, with a continued emphasis on quality and integrity.

NETWORKING - In addition to online social networking, which seems to be a never-ending well of new sites and platforms, I do a lot of "in person" networking as well.  I take a lot of people to lunch, and inevitably they bring up the real estate market.  You have probably heard this before, and I'm not an advocate of the "hard sell", but EVERYONE that you know has the potential to be a client or to give out your name to someone who is looking.  It's about timing, as I indicated above.  You want to be the person that comes to mind when their friends/coworkers/family say, "We are thinking about buying a house."  Once you achieve this mental market share, leads begin to come to you, rather than having to pound the pavement so hard.

 

 

So, are there any marketing ideas that you have decided to forego for now?

Who is asking these questions?  Well (since you asked),there are a few ideas that probably wouldn't work, no matter how consistently applied.

I decided that billing myself as "Jason Crouch, Your Fight Club Realtor" and greeting clients with a swift and unexpected punch to the face or gut wasn't working.

Standing on the aforementioned street corner with a cardboard sign that read, "Licensed Broker - Will Work for Commissions" wasn't helping my image at the local board, so I dropped it.

Hiring a team of agents who were fearless enough to pop out of trunks, dumpsters, and restaurant bathroom stalls screaming, "You just got Punk'd by Jason Crouch!  Here's his card." was abandoned as too ambitious and carried too many potential liabilities for us to continue.

Wearing a rainbow afro wig at football games holding a large sign with my name, profession, and phone number. 

Actually, I might need to re-think this last one.  It has a certain 1970's retro appeal that just might work.

Not that you need me to confirm this, but you are SO right that you must be consistent.  I can not tell you how many agents I have met with that do not have a real plan.  They try different things all the time and do not track their results.  When I meet with someone I am considering doing business with, that is the first thing we talk about.  I have them share with me their goals and plans to meet those goals.  Sometimes we have to spend some time defining those a little before we move forward.

Being self employed is great.  But without being disciplined, you don't have a chance at being successful.. unless  you are just lucky.

Jason I would agree with you 100% about consistency. Over the years I have observed many Realtors fail because of this. A good example is the Realtor who sends out a "just listed" or "just sold" post card and then stops doing it if nobody calls. There are far too many people that gage their effort by instant success. If they don't get an immediate results they give up.

It's so refreshing to read this kind of post. You're totally accurate in your assessment!!

We hear all sorts of things from our customer base. Things like, "I tried a postcard once...but it didn't work, so I'm not doing those anymore."

Then we find out they mailed it to 100 people...and that was 22 months ago. They've thrown in the towel on postcard marketing because they never generated a single call. We hear the same thing about newsletters, brochures, and yes...even internet advertising.

Here's the deal.

NAR did a study many years ago that I believe holds true even today. THREE PERCENT (3%) of the general public are thinking "something" real estate at any given point in time. That may mean that two already have their homes listed.

Here's what happens with that formula.

If you mail one postcard to 100 people....the BIGGEST return you can expect is 3%, or three prospects. Let's say that one of them already has their home listed. Now you're down to two. And you compete in a market where there are 5 other agents working that same farm area. Two prospects, divided by 6 agents equals a very poor return. I guess if you continued mailing a postcard every single month to those same 100 people, you'd eventually catch something...but my recommendation is that you have to expand your reach.

When I sold real estate, I never mailed less than 1,000 "anythings" to my farm area each and every month. Three percent of 1,000 was 30 prospects. If 10 already had their homes listed, it still left 20 potential clients. And even if I was competing against 5 other agents...(which I wasn't)....we'd all potentially wind up with 3-1/2 clients each. The fact is I was only competing against two other agents who did any kind of consistent marketing, and of course (this is self serving)...I believed my marketing wss better. ::: smirk :::

I averaged 8-12 sales per month.

Consistency...(and numbers) make all the difference in the world. It almost doesn't matter what it is you're doing...or sending. All of it will work if you're putting your name in front of your prospective clients on a regular basis.

I have a 180 pound GIANT Newfie that I am cart training and I am thinking I might get into our local parades with him - he is so stunning that when we go to watch parades all the people in the parades stop to see and pet him.  It is a little cheesy for me as a marketing approach, but everyone notices this dog because he is zoo animal big. Maybe I should make him a custom Cooper Jacobs bib?

you are correct; yet 90% of agents give up in a few months to a year or so.  Branding takes a couple of years.  This is like any other business, so treat it like one.  Develop a plan, a budget based on proven techniques.  I recommend reading the Millionaire Agent by Gary Keller.  Forget that he is Keller Wiliams as this book has zero to do with Keller Williams.

Sometimes it's getting back down to the basics that really count and so many people don't realize that you can't do something once and then give up...it must be done for a minimum of 6 months in my opinion. Here is a question to all agents & brokers that I have been wondering for some time.

What is your deciding factor on your marketing materials? What makes you choose one print supplier over another? Is it just a price, a particular type of paper  or are you looking for something more?

Any insights on how you choose your marketing partners would be much appreciated.

I have been very strong in getting listings from absentee property owners and am now working on more local face to face marketing to get locals to start listing with me.  There are so many choices and so many things to do in a day.  Sometimes it is daunting.  So I have to remember -- how do you eat an elephant -- one bite at a time.  ~ Evelyn

I definitely agree about being consistent, but think Realtors (and all other business people) need to choose wisely. 

For instance, a weekly "I'm here" ad in the local newspaper is consistent and might eventually pay off with a call or two, but a different benefit ad or informative article in that same publication each week would cause more people to actually take notice and read the messages.

The newspaper ad reps will tell you something different - because it's easier for the newspaper to run the same ad week after week.

So yes, be consistent. But be consistently showing prospects WHY you are the agent they need. Not just that you can fog a mirror.

Choosing the right place is important too, because results from one will far outweigh results from another. For example: I have a friend who is a mover in San Francisco. He pays $2,700 per month for a yellow pages ad and on average gets 23 calls from it per month. Not customers - just inquiries. Of course he let them write his ad - which wouldn't have happened if we'd been acquainted before it happened!

He didn't renew for next year, and instead will focus on consistently reaching out to Realtors, decorators, home stagers, auction houses, and furniture companies - many of whom already use his company.

As always - track response and where it comes from, and then be consistent with the good choices.

I have one agent in our office, who did a lot of KIOSK work, basically it was located at the mall.  People saw him all the time and started to get comfortable with him there, so he started to pickup business.  I'm now trying this, plus I received a ActiveRain referral from Ontario two days ago, and it was my first ActiveRain referral, so it does work. 

I agree with you CONSISTENCY does work, as long as you do it on a daily, biweekly or weekly basis.

JASON - I learned this a long time ago when I sold print advertising.  Some smaller companies would want to do a full page ad to make a splash, but they ended up using their whole budget on that one page.  Once the new issue came out the following week, they were basically forgotten.  I encouraged those people to consider smaller ads, in the same location of the magazine, with greater frequency.

I work with my husband and we've had success branding ourselves through consistent marketing.  We take the back page of our monthly local paper, are on the shopping carts at the local grocery store, take the presenting sponsorship of our cities summer concert series.  One publication we advertised in for 10 years still has residual results.  We canceled it 3 years ago, but we have people who recognize us from it and think we're still in it.

To top it off my husband/partner has become the mayor of our city.  Community involvement is a great way of being out there in a positive way.

Jason:  In my prior career, I sold radio shows, newspaper ads and radio ads.  To say I know marketing is an understatement.  You are 100% correct in your consistency point.  Consistency is EVERYTHING.  Better to be consistent,for example, by farming to 100 houses every month, than 1000 four times a year.  No matter how you choose to market, be consistent.  Be willing to take on the marketing every month, every week or in the case of blogging, every day.

Hi Jason!  I have to admit that I'm still laughing at the "You just got Punk'd by Jason Crouch! Here's his card."  I completely visualized that whole thing and my goodness did that give me a good chuckle.  You are so incredibly right on target with this post.  I'm kicking myself in the rear right now because one of the things that has really helped me in my business is consistent marketing and with full admission, I haven't balanced that out this summer.  Grrrr! Thank you for being such an inspiration and for blogging your heart out.

When I became a Realtor, I was relying on my Partner to help me with marketing since he's the marketing & business guru. The only thing he told me was to pick three things and do them "persistently and consistently." That I've done, and I'm still here in this slow market.

Yes I agree with a previous post too:: If I ever move to Ausin, I want to work for you too.  I love your energy and love out of the box thinking. It is a must in todays market!!!!

I have almost many times planned to stop a certain marketing and right at that fed up moment boom a transaction results.  So hanging in and being consistent does work.

Jason, you so hit the nail on the head with consistent marketing. It works so I keep doing it and I am getting more and more referrals each month which makes me very happy. Keep up the good posts.

Don't forget to ask people where they found you - it's great to try a bunch of different things, but if you don't know where they came from, then you don't know what's working for you!
