With the number of new homes down in the Springfield Missouri Real Estate market, so too are listings.  I see this as a good sign indicating the percentage of listings to sales is a little over 10%.  For first time home buyers,  there are still several home loans available with low interest rates.  Missouri bond money is no longer limited to first time home buyers.  Buyers with good credit scores are able to take advantage of these great loans and still have a large choice of homes to choose from.

The Springfield Mo Real Estate market for the month of July closed 613 homes, dropping 125 from 2007.   Bank foreclosures in Springfield aren't the only great buys.   Short sales are also becoming equally popular as informed sellers try to save their credit by working with realtors to sell their home wiwth competative pricing prior to foreclosure.  If you are a seller in the Springfield market, remember that one out ten homes are selling every month.  We have a 10 month supply right now, discarding the fact that new listings will come on the market and others will be withdrawn or expire.

2389 Springfield Missouri Real Estate agents continue to work in Springfield and surrounding areas, down from 2523 in 2007.  Several real estate companies closed their doors, unable to wait out the market.

The majority of Springfield Mo homes are still being financed with conventional financing, followed up by VA and FHA.  Approximately 10% paid cash.  Buyers, if you plan to purchase a home in 2008, now's a great time to buy. Since the takeover of Fannie Mae and Freddie Mac, interest rates dropped 1/2 percent.  In the Springfield Mo housing market, lower prices have dropped are allowing buyers to purchase homes they would not have been able to finance in 2007.

You are right, it is a great time for first time home buyers. Definitely check into the loans that are available to those who are purchasing a home for the first time, they can save you a lot of money!
