As a rookie.....my very 1st home sale was monumental for me.  Female SuperheroI knew I was a determined soul but I proved to myself then that I could do this for a living.  There are many reasons for this but here is just a tidbit of the deal that took place that showed..............I had it in me!

My 1st listing got a deposit and it was home inspection time.  The home inspector checks the oil tank 1st thing and tells me that he will not be able to inspect and test the boiler since there is no oil in the oil tank to fire it up.  He requests that the owner get an oil truck out there to bring an emergency supply.

I called the seller and explain what is happening and she responded in tears that she didn't have the money to buy oil that is why she needs to sell the the house. (She wasn't living in the place).  Luckily it wasn't heating season so the idea that the pipes freezing did not arise.

I was under pressure and thought that this could possibly be a deal breaker!!  I observed the buyer's agent and the buyer giving me those looks of disgust.

As I focused and carefully thought hard to solve this dilemma, I realize......AHAAAA!  I remembered that someone told me once that diesel fuel was basically the same thing as home heating oil.  I call my connections to verify this info but I was told that even if I get some diesel fuel in that oil tank, I am going to need a plumber to come and bleed the fuel line (since it has air in it from sitting without oil in it).  I am thinking... oh crap!  Luckily after a few more phone calls I am able to get a licensed plumber to come to the house immediately.

Flying Female SuperheroOFF I WENT in my 1999 S80 Volvo I felt like Bat Women in my BAT MOBILE on a mission to SAVE THE DEAL and to get diesel fuel at the local gas station.   I first stopped at the local hardware store to pick up a fuel can to but the stuff in.

I returned to the house within 20 minutes toting 5 gallons of diesel fuel. I hauled it out of the BAT MOBILE with my high heels on and lugged it to the oil spic-it.  As this fuel is dripping down the side of my arm as I am pouring it down the spout, I am praying, PRAYING that this all works out.

Super Penguin - FlyingThen my "Bat Boy" companion arrives - the plumber!!!!!  He does his magic in bleeding the oil line and fires up the boiler. 

TAAADAAA!  I MANAGED TO CHOREOGRAPH THIS WHOLE EVENT FROM START TO FINISH  WITHIN 45 MINUTES.  The inspector tested the system and it worked like a dream!!!!!!

Someone was watching out for me that day.

Great Post!  The hidden joys of real estate.  I think my real passion kicked in after my first deal when I everything came full circle and I said I can do this.  I like real estate because everyday is different.

When I first got my license, I was overwhelmed by everything I DIDN'T know.  I dreamed of the day that a client would ask me a question and I'd be able to answer intelligently.  Somewhere in the next year or so, I finally realized that this business IS different every single day.  Like Carol, above, this is what makes it fun and led me to also realize that I would NEVER know all the answers.  What a freeing thought! 

Certainly after almost 13 years I know MORE of the answers clients ask me, but not always...at least I'm not practically paralyzed now when questions/problems arise.  Its all about the challenge!

Wow, I would not have thought of the deisel fuel.  Getting a plumber out there on no notice makes you a super agent!
