Definition:  to expel from property by legal process.

I did property management for several years. (NEVER AGAIN). I would not suggest this job to any one I know & like!!

Problem calls from tenants do not come in at your convenience. They come in :

Middle of the night

Christmas Day

During a blizzard

I am sure you get the drift.

Worst thing of all this is the Eviction. Not Fun!!

I was usually the Eviction process server. The notice could not be served on a Holiday or given to a child. In order to have the proper serving, one must be a spy. I can't tell you any more of my spy techniques or I would have to kill you. And Please do not "out" me.

After this process, there would be a court appearance. Tenants usually did  not appear.Eventually the judge would grant a 30 or 60 extension to allow the tenant to catch up on their rents. Rarely did that happen.

Ultimately the tenant would be informed of the time and day of the eviction.

The sheriff was notified. To keep the peace, the sheriff had to be present. In addition, I would have to hire the "muscle" to remove the belongings. All household items had to be removed from the property, so everything was lined up on the street. Kinda left up for grabs by the passerby. A free Garage sale!!

One household had funiture rentals, I did call that company to come for their furniture.

Usually(THE GOOD NEWS), these deadbeat tenants left in the middle of the night.Just leaving garbage & destruction, that a clean up crew was hired to correct.

One eviction story with some humor: the tenants left on their own in the night. The next afternoon a neighbor called to inform me that a stranger was at the house, walking around, looking in windows & checking doors. I called police to accompany me to the house. The person of interest was their college son. OOPS! they had failed to tell him their new address.

Something to think about! I do not think it is illegal to abandon adult children!!
