How's the market?

On a consistent basis I will run into people I know, and the most frequent question I receive is "How is the market in Tulsa?  Well it depends on who you talk to.  Some are reaping the benefits of the flood of properties in my area.  Others are saddened that their home is not worth what they assumed it would be.  Homes are selling at a slower pace, but they do sell.  Buyers want a deal.  I have received several calls about wanting a $200,000 house for $100,000, because that is OBVIOUSLY what the seller would take to get out of the house.(NOT)  Some assume that we have these lists of homes that are selling for a 1/4 of what they are worth.  Yes you may get a deal but do not take advantage of someones situation to make a profit.  It may be strange to hear that, but when I see a seller cry because they are upside down in a home they love, but are forced to sell, I cannot help but get a little mad when a buyer comes in with an offer half of the listing price with, closing paid by seller, and appliances stay.  Are you kidding me???  Do some people not realize how their actions affect others???  In this profession I do not expect to work with sharks.  We are professionals, we know right from wrong, and we are in this field to provide for our families, but we also love that we help singles, couples, and families, change their lives, the excitement of a child picking out their own room.  That is a bonus!!! Yes this is a buyers market, that is what I can say.

I always say its good, that the buyers that are there are truly buying not just looking! I never say anything negative due to they may be looking for a agent and I just reassure them that the market isnt as bad a goverment wants everybody to believe

I try to be positive.  The phones have begun to ring more and I do let people I speak with know that.  I also make it a point to remind everyone that this is a buyers market.

Not sure about the market in Tulsa, but I get asked the same question about the market in Birmingham.  Much to people's surprise, the market here has remained pretty stable despite the economy crisis going on.  Our biggest obstacle has been people relocating into the area from a seriously declining market and wanting our sellers to drastically cut their prices when they really don't have to.  Fortunately, our property values have decreased very little so it is hard for outsiders to understand that.  Every day in real estate is an adventure and a challenge though, now isn't it?!

Tonight, for the first time in at least 2 years I was thrilled to hear positive housing news. They were talking about how homes in Cape Coral, Florida were finally down to an affordable level and the buyers were scrambling for good deals. They showed one buyer and how he had been outbid 14 times already. They also showed prospective buyers on bus tours of available homes.

Too bad I'm in North Florida where sellers haven't realized yet that price ISthe main reason homes sell in todays market.
