This custom home was built for the owner/seller and completed in November, 1984.

The foundation is made of 10" thick poured concrete with rebar reinforcement throughout and sits on oversized footings.  The roof was constructed on site using 2 x 6" rafters that are on 16" centers.  Roofing underlayment material is ¾" plywood.  Current composition roof was installed in November, 2006.  All sill and end plates are made with 2 x 10" CCA grade lumber.  The below grade exterior of the foundation is coated with Owens-Corning Tuff-N-Dri waterproofing and then covered with 1 ½" styrene insulation.  The perimeter is surrounded by drain tile which empties into the home's lateral system.

The interior walls are covered with ¾" styrene insulation and the attic area is filled with Insul-Safe II blown insulation.  The ceiling joist throughout the structure were made from 2 x 8" lumber and green sheet rock was used in the bath and upper atrium areas.

Doors, windows, and the two family room skylights are all Pella exterior metal clad units.  The custom made pyramid skylight over the center of the house contains approximately 158 square feet of Plexiglas.

The 18' garage door is an Encore residential insulated-steel door equipped with a garage door opening system.  Attic space above the garage has a large carpeted, lighted, storage area, and is accessed by a Space Master Aluminum overhead access ladder.

This total electric home is equipped with motion sensor lighting in the garage/front door area and all high use interior areas use fluorescent fixtures.  Hot water is provided by two flow controlled electric water heaters by Eemax and one reserve unit will come with the home.  Soft water provided by a Hague WaterMax system and there is a reverse osmosis system in the kitchen for cooking/drinking water.

The heating and cooling system is controlled by a Honeywell touch screen programmable thermostat.  The Trane Weathertron heat pump was installed in September, 1993 and the air handling system contains a Space-Gard high efficiency air cleaner.

Average electric bill for the last 36 months through August, 2008 is $260.14.

Located on 5.97 acres in rural Leavenworth County and just 3 miles west of Tonganoxie via a hard surface road.  This property is an easy commute to many of the area's shopping and entertainment destinations. 

Only 12 miles to Lawrence, 18 miles to Kansas Speedway and Legends Shopping Center, 22 miles to the Lansing/Leavenworth area, 34 miles to downtown Kansas City, MO, and 38 miles to downtown Topeka, KS.

Water provided by Jefferson Country Rural Water District #13 and electric power comes from Leavenworth-Jefferson Electric Cooperative.  Satellite dish on front chimney with cabling to the family room to remain with the structure.  This house is on a two chamber, 1,000 gallon septic tank which was pumped in September, 2003.  The clothes washer drains into a separate leaching pit with its own set of laterals.

The kitchen is equipped with a Sub-Zero refrigerator/freezer, Kenmore Induction cook top, Thermador Micro-Convection oven, Bosch dishwasher, Whirlpool Trash Masher compactor, and a Spacemaker FM/AM clock radio.  Laundry comes equipped with a built in ironing board and a Maytag washer and dryer set.  The custom drapes in the living and dining room will remain with the house.

Trees on the acreage provide from 1 ½ to 3 cords of fire wood used each year in the Buck Stove insert in the family room fireplace.  The fireplace flue and Buck Stove are cleaned, serviced, and inspected each year by Clutter's Chimney Service.  The Fireplace located in the living room has never been used.  A firewood storage area is located just behind the house and out of sight in a wooded area.  Access to the storage area and the hill side is provided via a small wooden bridge.
