There can be many reasons why a home doesn't sell.....

  • Location
  • Price
  • Terms
  • Condition

What is the reason your home didn't sell?  Are you  helping or hindering your sale?

Some important questions to ask yourself when selling ....

  • What is my motivation in selling?
  • Have I walked through my home and noted the features and points that might impress a buyer?
  • Have I walked through my home and noted the repairs and problems that might turn off a buyer?
  • How do I compare price wise to the other listings in my neighborhood?
  • How do I stack up against the competition?  Have I over improved?  Am I dated? Am I a fixer upper? Am I priced accordingly?
  • What kind of impression does my home make from the curb .... curb appeal? 
  • What is a realistic market time, what is happening in my market ?
  • Is there a common theme in the feedback from showings, previews and opens?

Remember to think like a buyer; there are a lot of options for buyers right now so why would they choose your property? ....

Hi Shannon!  I try to get sellers to go see their competition, rather than just looking at MLS pictures....that can be an eye-opener!

Hi Ann, Yes great if there is an open house they have got to get out there and check it out!  I agree it can be a dose of reality.  Thanks as always for your comments :-)

A good question for sellers is if you were looking to buy today, would you buy your house? Would you buy a different home in the neighborhood instead? Ask why.

Richard yes that is a good question also asking " and how much would you pay especially if these ( examples) were your choices".  It is almost necessary in today's market and an easier way to educate the sellers and help them to understand the buyers frame of mind.  Thank you
