Twilight Open Houses Anyone?

Four years ago when I first thought of the idea to light up my real estate signs I thought a nighttime open house would be different. Houses show best at night, you can put the pool lights on, have the stereo playing great music and every light in and out of the house is on making the home looking spectacular. Personally before I purchase a house I look at it three times morning, afternoon and night so I can get a good feeling of the sun exposures, neighbors and feel of the neighborhood.

Imagine you doing a nighttime open house and as people drive up they see your sign lit up and you're putting the other agents in your farm on notice that you are the creative marketer in town and this lighted sign makes me stand out, cretaes a buzz and attracts new listings as well as sell existing listings. If you go on your next listing appointment and say to the seller I'll give you 150 extra hours of exposure per monthy with a LISTINGLIGHT and while all other listings will be in the dark, your sign will stand out!

All my signs are lighted and are on a sonar system from the ground with a flood light bulb.  You can see the house late in the evening and it draws attention. 

Twilight open houses are great especially for upper bracket homes.

Gosh, I have thought of doing this same thing, but it is just unheard of here. I always thought it may work better. Thanks for your post, I believe I will try it after all.

Love the way the signs look lit up at night.  How does traffic compare at twlight opne house vs. a regular open house and what are the best nights of the week to host a twlight open house?
