According to Pruett’s Pig Powders replica thermometer, it is 20ºF on Boomer’s back porch and according to my optically enhanced original equipment eyes, the sky is currently clear. There is also a dusting of snow on the ground!. Today’s forecast courtesy of the Weather Channel: “Cloudy and windy. Scattered snow showers this morning. High 32ºF. Winds NW at 20 to 30 mph. Chance of snow 30%. Winds could occasionally gust over 40 mph.” YIKES! I don’t need to tell you We’ll spend as much of our day as possible at the climate-controlled Cyber Codger Lodge!

In today’s episode, our heroes continue to discuss what is needed to form their Cyber Estate Brokerage. Episode I told us why they were compelled into this venture by the all-knowing Seer. Episode II: our heroes begin to accumulate some of the things they need. Let’s look in on our heroes:

“You’d better create some listings,” Medford said, “better start drawing now—by July we should have a few listings.”

“Thanks partner,” I said, my voice oozing irony (or was it sarcasm?).

“That’s all important,” Carl interjected, picking up his mug of—really great coffee, “but let’s start with the basics.”

“Like, for example,” added Harold, “the fact that we will, no doubt, be doing some satire, no make that doing a lot of satire here, we’ll need a disclaimer.”

“We’ll need sellers,” Fred chimed in, “caricatures representing the many kinds of sellers we might come across—from the most agreeable, to FSBOs, and those in between the extremes.”

“And buyers,” I added, “from the emotion-motivated to the “analysis paralysis” range.”

“And a broker,” Carl said, “the inimitable CBB seems to be mildly interested. We’re certainly not qualified, any of us, for that job.”

“Gentle Readers,” Medford said, looking right at YOU, “We need your help! How about some character (buyers, sellers, & industry professionals covering the good, bad & in-between) suggestions?”

OK, I know CBB has been a broker longer than I (and is also better looking).  I also know BGBB told him to beat it, but I can play too now that I'm a broker!

Jay & Med, I actually attended the High School of Art & Design in New York City.  So I should be able to draw something, but caricatures were never my forte.  Dang!

Oooh, Maggie -- I didn't know you were arty!  I'm impressed!!! 

OK, Jay.  You're going to need to have a seller that insists their house is the best in the neighborhood, even though it's not.  They should refuse to listen when told that their orange shag carpeting should be replaced, because they don't want to spend any money on a house they're not going to be living in.  They should also insist on an outrageously high price because that's what they "need" out of the house, and not "understand" when you try to gently explain that the market itself sets the price and that buyers don't want to pay off your excessive home equity loans for you.

Then you need a buyer who wants the absolute best house at the rock bottom lowest price and won't quit looking until the impossible is found, a mansion at a molehill price.  Should they eventually decide to make an offer, it should be exceedingly low with outrageous demands.  Perhaps they'd like all the siding on the house replaced with a slightly lighter shade of beige. 

You have a better imagination, I look forward to seeing what buyers and sellers YOU end up with!

Tenants, you needs tenants in the listings. Tenants who point out all the flaws, real and imaginary to the potential buyers. Tenants who refuse to let potential buyers in the house unless they are home and then greet the buyers in their underwear. I could go on and on about the tenants that your agents will need to deal with.

ooooooooooooh, I loved Ines' video!  you are cuter than in your picture even.  And your kids speak Spanish.  How great is that?!  That was a great idea to tape that.

I had seen Sarah's post with her mug.  I'm glad she included the picture here as well.  Another cutie.

And you codgers have been busy.  Those characters are great.  I would have expected nothing less from you.  Melissa's underwear bit has to be included in one of the stories ROFL!  We had a tenant in NY who was about 67 and would answer the door buck nekkid.  My mom would die of embarrassment each time she did it to her.  ha ha ha ha ha

Ines, you didn't notice it because it wasn't unusual for you at all.  Apparently they speak Spanish around you all the time.  I noticed it because it was all new to me and I was loving it all.  Rick has a great voice by the way!  Thanks for being goofy and posting it.  My kids understand Spanish but speak it only slightly.  My fault.  I know.  =(
