If you've read any of today's coverage about Zillow's new features, you probably have picked up on the general undercurrent from the real estate blogging set - Zillow needs listings. Our listings. Unrepresented seller listings. Any listings. It is the listings that keep Zillow from being just a valuation toy and give it the juice it needs to compete in the Internet real estate world.

Their strategy of offering classified advertisements - EZ Ads - isn't significantly different than Realtor.Com's strategy of upgraded listing packages. If your MLS has an agreement with Realtor.Com, your listings populate there. But pay a little extra and you can make yourself and your listings stand out from the crowd.

For the past few months I've been entering my listings into Zillow. I've not received any leads but I continue to do so in expectation this will change. Why? Because my sellers see these entries and know I'm working to market their home, even if it involved listing the property in some non-traditional ways.

The nagging question remains whether I'm enabling Zillow by providing the one commodity it needs most - my listings. If I withheld my listings and everyone else followed suit, what would happen? Where would the listings that Zillow needs so badly come from?

Having said that, I don't have any intention of pulling my listings. In fact I added a few more this morning. Because while many see Zillow as a threat, I've found it more beneficial to ride with the tide and proactively address with my clients the data that Zillow provides.

Given I'm in an area that is fairly Zillowable (many identical homes, floor plans, similar construction styles, ages of homes, etc.) there are few surprises that come from the site. I have as many listings showing higher Zestimates than list prices than lower Zestimates. As I explained to one client yesterday, what Zillow doesn't see (or take into account) is the prevailing active inventory. Market averages are nice, but the inventory is telling the true story of supply and demand.

Ultimately, the question of whether to Zillow depends on perspective - they're using us for our listings, but we're using them to provide further exposure for those same listings. Is the balance equal? What do you think?

You are right to still list your stuff on Zillow.com.  The real problem is not with Zillow, Trulia, Homegain, RealEstate.com, Google Base or any of these other 3rd party sites.  The real problem is the lack of protection that the National Association of Realtors is giving its Realtors and our life blood.  LISTINGS  You see realtor.com is so crappy that other companies are popping up to fill the void left by its inability to provide quality listings, accurate information, up to date information.   We should all be outraged that realtor.com is so damn bad.   You can read more of my opinions in this blog post

Jonathan, I guess I'm still riding the fence on this one. I plan on spending some time this week doing some research to see if I can get my head around it. Should be interesting.

Jessica - they're embracing our listings, that much is for certain.

Sam - Realtor.Com is a dinosaur (albeit a dinosaur I'm now paying extra for, for the enhanced package.) It's based on the notion of providing just enough information for someone to call. But more and more, that kind of marketing is falling by the wayside. They just don't realize it.
