A lot of people have the misconception that all down payment assistance programs have been eliminated. This is NOT the case. The only down payment assistance programs that were done away with are seller funded down payment assistance programs, i.e: Nehemiah, Ameridream, Genesis Foundation, etc. There are still many down payment assistance programs available though. As long as the seller isn't contributing, there shouldn't be a problem. Each down payment assistance program has its own guidelines and requirements. Below is just a snap shot of one of them. - Assistance for the minimum required down payment, depending on the loan program (a maximum of 5% for conventional loans), and all allowable closing costs under HOAP guidelines up to a maximum of $10,000.
- Assistance at 3% interest for only 5 years
- No monthly payments
- Assistance is limited to only HOAP; no other down payment programs are allowed
- Assistance requires first-time homebuyer to contribute from their funds 1% of the purchase price towards the transaction
