I suppose I should have blogged about this a few weeks ago, but I was interviewed by Les Christie from CNN Money last month and was written up in another CNN Money article, this one titled "Homebuyers turn the screws on desperate sellers."

Although the article doesn't mention this, I believe all of the agents mentioned in it were Exclusive Buyer's Agents (EBAs).

In the Salt Lake area, sellers who need to sell their homes are beginning to get reasonable about pricing and/or conceding so the deal gets done at a fair market value to buyer and seller. Sellers were able to ask top dollar and get it (from some buyers, at least) until about July of 2007. Since then, as the article states, the Buyers have taken the wheel and it has been good for them.

The fact of the matter is that a Buyer should always seek out full representation when they buy a home.

If the market is going up, it is to the Buyer's advantage to have a good exclusive buyer's agent who is skilled and experienced at negotiating and who will help the Buyer determine true market value aside from the hype.

If the market is going down, it is to the Buyer's advantage to have a good exclusive buyer's agent who is skilled and experienced at negotiating and who will help the Buyer negotiate a fair market value that builds in some cushion against the possible loss of value.

In all cases, smart homebuyers have learned about and seek out exclusive buyer's agents who are contractually obligated to work exclusively on the Buyer's side of the transaction.
