Spokane For Sale By Owners Still Not Getting It

Hello Everyone,

Spokane Washington Real Estate Expert I have been helping Spokane For sale by owners (FSBO's) for about 7 years now and I watch many people try and sell their homes. During the big rise in real estate nationwide many Realtors started FSBO companies and told people they could do it so that later they could list their homes after it didn't work.

It's time to come back to realitySome of them sold in the hot market but many didn't. I know because I listed many of them. The largest portion of my business came from Spokane for sale by owners. But now the market has changed. Our inventory is way higher than it has been in 5 years and there are many more homes to choose from. With prices coming down and expired homes overflowing. The bottom line is Spokane FSBO's are not selling and even many Spokane homes who hired a Realtor are not selling.

It's simple really to understand. When the market is great and their is less inventory as it was for the last 3 years then for sale by owners have a chance at selling about an 18% chance that is. But when the market has a lot of inventory and the market is slow this is the worst market for trying to sell for sale by owner. As a matter of fact just hiring a Realtor is not enough in this market, you have to hire the best marketing Realtors just to get your homes sold.

Result, Spokane for sale by owners need to look at the simple facts and stop wasting time. The days of saving a few bucks on commission are over and if you want to sell your home you need to find an agent that makes your home stand out. Call us if you want us to show you specifiacally what we do to get our homes sold over fair market value in about half the time in a market where homes are not even selling at market value.

Ross, You are so right on, with this post. It will be interesting to see how many of the discounters and FSBO business models will be able to profit in the next year. Those that feel it cost nothing to sell a house have at it. The best agents survive in down markets because it is a hands on business which the commission is a part of. You get paid for work in this country, if you can DIY, great, but we work on contingency, we gamble daily that our skill and investment will net a good return, otherwise it is too much work even for us seasoned agents.

Great post and I agree!  Personally we have sold homes FSBO when the market was hot.  But - individuals do not have the marketing and real estate knowledge needed to sell homes effectively.  Great realtors are hard to come by (we work with many and see huge differences in quality), but EARN their fees!  It is money well spent to hire a good realtor!
