I'm sure Phyllis can tell you all she did to stage this! I'll be doing the open house on this property the sunday after easter, can't wait to see the responses - i'm sending an email out to people who saw it in the past to come see it again after being staged! ;)

Staging is very important. I just listed a home this morning that was a rental, the owner had never seen the property. I advised him I will list as long as he agrees to stage the home with a professional home stager. There are 5 other homes for sale in the area and I told him if he wants to stand out a vacant home wasn't gonna sell.
He agreed and the home stager is scheduled for Friday morning.
Here's a few before and afters! The house was kind of hard for people to use their imagination with because of the open floor plan and the architecture - it's a custom colonial made to take in all the waterviews....
Your pics are amazing. I have staged many homes and I am ALWAYS disappointed with my pictures, they just do not show the true beauty of the home after staging.. YOU HAVE CAPTURED IT...You will definitely be included on all my stagings as far as the after pics are concerned.

I know a lot of FSBO in my area. Is there a way or a presentation that I can do to convince my FSBO as well as sellers who have expired listings that staging can help sell their home quicker and for more money. Please help. I would really appreciate it. Thanks.

You could do a virtual tour before and after on cd to show clients or even leave behind so they can mull it over if they say they have to think about it.
BTW - I did use talking house - it was awful! The clients were mad because when they were on their cordless phone, they could hear it and so could their neighbors! lol Flyers work better.
