We just ran these numbers in our Newsletter.

This is the view for a year...We did have a bit of a Market Shift in the 3rd quarter of 2006.  With Buyers starting to look again in Oct, Nov, and Dec.  Since about January 2007 I think the Buyers started looking back into the market.

All in all, I think Tallahassee and Leon County as a who is getting back on tract.  I feel the appreciation number her will be mostly cut in half, or by about two thirds for 2007.  I don't see anything that will cause us to be negative of below the 2-4 percent appreciation Tallahassee has seen over the last 3 Decades..

Bottome line folks...good time to buy...take advantage of it while the leverage lasts...
