Jefferson Woods is one of the larger condominium complexes in Branford CT.  The complex consits of 285 one to three bedroom ranch and towhouse syle units located just off Route 1 (Branford Hill) and is in the Mary Murphy school district.

There are currently nine townhouses for sale ranging in price from $185,000 to $204,500 with an average list price of $194, 288 with an average of 52 days on the market.

All of these townhouses are two bedroom units and one unit includes a garage.

Three towhouses are currently under contract with an average of 81 days on the market.

In the past six months there have been a total of nine sales in the complex with a minimum sales price of $168,000 to the high of $192,000.  Eight of the units sold were townhouses and one was a ranch. The average sales price was $179,555 with an average of 64 days on the market and a average sales price to list price ratio of 95.68%.

Elizabeth - GO FOR IT!  I'm planning on doing the same.  With so many condo complexes in Branford, just writing one report a day will keep me busy for well over a month and will definitely be well worth the effort.

Donna those prices would represent the upper end of the Condo Market around here. I find Condo's still selling well especially to first time home buyers.

George - Wow!  The prices in the Jefferson Woods complex are what I would consider the middle of the price range for the condo market here in Branford.  It's good to know what the condo market is like in other parts of the state.  I'm finding condos are still a wonderful buy especially for first time home buyers.
