I have been blessed with four, beautiful daughters...ranging in age from 12 to 21. (I know! You are probably wondering JUST how many shotguns my husband ACTUALLY needs to keep the boys away from our home. The answer he likes to give is..."AS MANY AS IT TAKES".)

 

 

 

YES, WE ARE BLESSED...blessed with lots of laughter...lots of excitement...lots of chatter...lots of laundry...lots of shoes all over the house...lots of drama...lots of little hair thingies...lots of arts & craft supplies...LOTS of "Mom, where's my (fill in the blank)...LOTS OF LOTS!

 

In fact, there is NOT a single day that goes by that I do not have at least three conversations about cleaning 'something'...putting 'something' away...or NOT leaving 'something' out. One day last week, shortly after my girls arrived home from school...I had a conversation with one of them that went something like this...

 

"Sweetheart, I was looking for 'something' in your bathroom today...but I could not find it."

"Ummmm...you were in my bathroom?"

"YES...I was in your bathroom...or at least that is where the bathroom was when we moved into the home. From ALL the clothes, it looked more like your closet."

"Yeah...well...I'm really busy at school right now. I don't have time to clean my bathroom. Wouldn't you rather I make good grades than have a clean bathroom?"

"IF you don't clean your bathroom, you are going to get lost in there and NOT make it to school one of these mornings! So...if you are sooooooooo busy that you cannot clean it during the week...you can stay home Saturday and take care of it."

 

By Friday afternoon, her bathroom was spotless! My little, motivational speech had worked!

 

Earlier this week, I showed a really nice home. Well...from the pictures (that were apparently taken when it was new)...it appeared to be a really nice home. It was difficult to tell from all of the clutter and 'stuff' piled up everywhere. There was sooooooooo much 'stuff', in fact, that all of the rooms looked exactly the same. ALL I, and my clients, could see was the home owners' 'stuff'. I cannot even tell you the color of the carpet, because there was not a single place on the floor that was not covered.

 

As you can imagine, my clients did not want to spend too much time in that home. So...we moved on to the next one...even though I felt strongly that the home was a good match for my clients. They just did not have the ability to see past ALL THAT 'STUFF'.

 

Later that evening, as I always do, I provided feedback for the homes we had seen that day. In my feedback to the listing agent, I mentioned that I felt that the home was a great match for my clients...but that they could not see past the 'stuff'...that they had moved on to another similar home. I politely suggested that she may want to have a conversation with the sellers to let them know that...if they were serious about selling their home...they may want to consider finding a new home for their 'stuff'.

In her email response to me, she said..."Thank you for showing my listing. I apologize that the home is a little messy ::LITTLE MESSY?? HAVE YOU ACTUALLY SEEN IT?:: My clients are very busy, professionals, and they just don't have time in their busy schedules for cleaning. ::THIS SOUNDS FAMILIAR:: My clients are waiting for the RIGHT buyers to come along who have the vision to appreciate the home's value. I guess your clients just weren't the RIGHT buyers. GOOD LUCK!"

 

 

"GOOD LUCK!" to me? Are you kidding? Darling...GOOD LUCK to YOU and YOUR messy sellers! My buyers are under contract and ready to close. Your listing is STILL on the market.

 

 

 

 

Moral of the Story: 

EVERY READY, WILLING and ABLE buyer is the RIGHT buyer!!!

Clutter and mess is the worst.  How do they ever expect to sell it when it feels like they're going to get buried if they bump into something?

I may have to borrow this testimonial for the seller of a home I'm about to list.  There is a plethora of chairs and little tables EVERYWHERE.  There are several doors leading outside that can't even be opened.  This post is very timely in my world of real estate.  Thanks!

Elizabeth, Touche...I like your way of thinking. I would have felt the same way. Glad your clients found another place.  Perhaps, at some point those sellers may have an Epiphany and realize that there home is not selling for a reason.  Maybe they need to have teenage girls in order to understand!  Great title and good article.

Hi Elizabeth~

I had to laugh when I read this.... I am sooo there. My three angels are 12, 10 and 7 and I am constantly having one of three conversations with them. One begins with "Where is...., the next is What is...... and the last is...... Whatever I find on the floor goes in the trash. That one has been sort of effective lately.

Sellers.... what can you say. Agents....what can you say. There are a few who have nothing better to do than find reasons why they can't instead of one reason why they can. It's unfortunate but likely better for everyone if the agent's character is any indication of how things would have been handled.

Hi Elizabeth - I'm thinking that listing agent just doesn't have the nerve to have a special chat with her sellers about getting that house in showing condition.  If they're too busy working, perhaps they should part with just a little bit of money and have a cleaning crew come in and shape things up.  They may well be there, them and all their 'stuff' for far longer than they expected to be if that's how that house always looks for showings.  Maybe that agent and her seller clients should take a long hard look at the pictures that were taken and used in the MLS and compare it to how it really looks now - which would they prefer, I wonder?  The condition of that house is causing them to rebuy their own home every single time someone looks at it and moves on to another property......

Ah...........I can so relate to this one. Daughter number 1 moved back in, she wants Daughter #2's bedroom and Daughter # 2 wants her's. Did I say I can't walk into either room. Two girls, two sets of clothes everywhere. Elizabeth, this is one reason I can't put my home on the market until they all move out.

Hi Elizabeth-  I have to agree with some of the comments made, you must be a "SuperMom!" with all those girls around - it must be fun at times though I'm sure. 

I also agree that the listing agent is the responsibile party in educating the sellers on the importance of their home being in show-ready condition - every time.  After all, they are the expert at selling, not the homeowner.  If the agent doesn't want to offend the sellers by saying so, then that's where hiring a stager can be an invaluable service. 

Don't waste yours and others valuable time and money trying to sell a disgusting house, no one benefits from this situation, oh sure, eventually they'll sell their home, but not for what they originally thought it was worth and maybe after being on the market for a year.  Compare hiring a stager for maybe $800 versus a $10,000 or $20,000 price reduction (or more).  Time on the market is usually cut in half after hiring a stager - its a no brainer when you present the facts. 

I'll get off my soap box now, but no one should have a house like that on the market especially in these crazy competitive times.  I can't stand seeing pictures of homes on the MLS that look like a tornado hit them - its just crazy that agents allow this to happen!

Congrats on that purty gold star, my friend!  Some people just don't get it - I even saw a new listing show up this week on our MLS - messy, messy, messy even in the the photos - oh, and I'm still wondering if the dog in the living room comes with the house too.  Wake up agents!

Hi Elizabeth, Great post ! It is amazing that people SAY they want to sell their home but are unwilling to hire professional cleaners and stagers!! I am with many others that suggested that the listing agent has NOT shown that home in a while !! God bless,

Elizabeth, rock on!  I love that story, and the ending is the best - Your buyers are under contract and ready to close.  Their listing is still on the market, and will be until they clean it up.  People don't want to move into a home that looks like the current owners do not take care of it.  What are people thinking?

Great post...from the daughter story (have a 10-1/2 yr old myself)  to the showing!

It's amazing how many people don't even pick-up for the initial photos even...even more amazing is the agent actually using the photo!   Oh Well.....gives us something to chat about I guess!!  hehe

I can soooo relate to this with 3 pre-teen and teenage daughters my self...As for my client with that type of home (yes I have one) I am tickled she has decided to move since her husband has already relocated!! Maybe now we can sell it.

Oh Elizabeth that so funny - but I think we have to take some of the responsibility for that line....."we're just waiting for the right person who will appreciate this home...yadayada........"......how often have WE said that to your Sellers?  :-)  The other Realtor - just doesn't want to face having to have a 'reality check' conversation with her seller..........I feel sorry for the Seller.......although two busy professionals should be able to hire a house clean er you would think??r.:-()

Elizabeth I'm so behind on your posts and will have to catch up this weekend........the thing is.....with yours i have to take some serious time to read.........ever line...!  I don't want to miss a drop! :-)
