When I need insurance, I usually don't go around asking my friends if they know of someone who works part-time doing something else and will "cut me a deal" by putting my file out for bid for anyone who will give me some cut-rate quote for insurance.
WHen I need medical attention, I neve go to my friends and relatives and ask if they know someone who is going to med school and needs some experience on a real patient.
And, I never have had to use anyone who is thinking of going into the law to see if they can help me out of a legal problem, thank goodness!
So, why do buyers (and sellers for that matter) use a part-time agent that is their nephew's second cousin who got his license last year and is looking for business and so will cut his rate to "help you out"? Your help, in this instance, will cost you dearly.
Our last closing was a perfect illustration. But, I won't bore you with the details, except to say that the buyer's agent sat throught the closing like a lump on a log....literally and spoke no more than four sentences to the client. Didn't go over the closing statement, offered no counsel and appeared to be there not for the client but to collect the commission check. We explained more about the process to the buyer than the buyer's agent! Sad.
We need to be more professional in our dealings with the public. We were making strides a while ago in Minnesota, but, sadly, it now seems that even more than before, the agents that were marginal at best have now found gainful employment in other fields and are neglecting learning their craft, and the public and those of us who are professionals all suffer.
Find a qualified agent, pay the commission and feel safe and protected that you are hiring the best you can for one of the most expensive purchases of your life for your sake and your family's.........
