
Like all home preparation you must consider 4 key areas in preparing your home for sale.
1. Curb appeal- take a look at how your home appears from first views on the street. Consider landscaping, decoration, paint and driveway appearance.
2. Kitchen. Top ranked area people look at in the home. Are your appliances and counter tops up to date and in good condition. The flooring in good conditions. Cabinets clean and not cluttered or over filled when they are opened. Make sure lighting in kitchen is bright (highest wattage allowed for the fixtures in place).
3. Bathrooms. Make sure they are spotless and organized. Remove any clutter such as soap and toothbrush holders. Matching new towels and replace shower curtains and drapes. Again higest wattage possible light should be in place.
4. Overall appearance inside the home. Remove all clutter. Ask your local Realtor for pointers on this but the best I can tell you from here is that you need to have open space where possible. This helps make the rooms look their full size and gets people thinking what they can have in place. Make sure you have neutral tones for paint in the main living areas. Remove clutter on shelves, bookcases and fireplace mantels. Dust and remove any spiderwebs and such. Vacuum all floors and if possible get a good steam cleaning done.
