Arguably the most anticipated residential development in Northwest Arkansas history, the Lofts at Underwood Plaza is nearing completion.  For the first time today the general public was invited in to tour the building and see the progress.  For those of you who were too devastated by the Razorbacks' loss to join us at Underwood Plaza today, I took some photos for your enjoyment.  Please keep in mind that this is not the finished product, but a good representation of what these luxury condos will look like upon completion. Steve  Prices range from about $212,000 to just under $1.3 million and square footage ranges from 522 to about 2,026.  There is no development in Northwest Arkansas that compares to Underwood Plaza.  Dickson Street is the heart of the region - dozens of fine restaurants, bars, and shops, the University of Arkansas, the Walton Arts Center, and a number of other amenities are literally steps from Underwood Plaza.  There is also a parking garage for the residents and soon there will be a number or wonderful retail shops and restaurants occupying the building.  There are more photos and information on my outside blog and I'll be posting better photos soon as areas of the building are finished.

Wow... it sounds like they are getting strong $/Sq. Ft. or is this common pricing in your area?  I must admit, I am very impressed with the project from the pics you have posted.  Very nice!

Anthony, I need to pay attention, I missed the tour yesterday. The photos are great, wow what a view. I love the Dickson Street area, never a dull moment.

Steve  Square footage prices range from about $250 to $775.  Views, building amenities, and location demand and support those prices.  Quality re-sales in this area pull $200-400 per square foot.

I have noticed that these units are moving extremely slowly.  Given the current real estate and banking environment--what is the status of this project?  I know that the Merryship refurb of the Cosmopolitan is now at a virtual standstill--will their lack of liquidity affect this project?  Any fire sale prices yet?

Six of the 51 condos have sold and are occupied. Given that the building is still under construction (let alone the current market), I wouldn't describe the activity as "slow" at all. The feedback we've received from individuals who are seriously looking at Downtown Fayetteville real estate has been that the quality is better than other new projects, they appreciate that we are offering "turn key" properties rather than white-box, and that the pricing is realistic given the amenities, location, and one-of-a-kind views that Underwood Plaza delivers. "Fire sales" typically only occur when a Seller is in a distressed situation, so I do not see that in Underwood Plaza's future. As far as the Cosmopolitan, that is a completely different development team so its liquidity has no bearing on our development. And for the record, the renovations slowed, not stopped, because the bank which was financing them is now defunct. The developers and FEDC are currently identifying another bank to award the loan. Renovations are now scheduled to be completed between June 1st and the end of the year.
