Not your ordinary Open House

In a slow market, you have to find new techniques to get people inside of homes and with so many houses available it's getting harder and harder to do so. For most people that are in the market to buy, it is hard to visit too many homes in a busy Sunday aftrnoon, which is the common time for an open house. As a result, many agents are trying new ideas, new times, new days to try and atract buyers into their listings. How about Wednesday or Thursday evening? These out of the ordinary open houses don't necessarily draw larger crowds than the traditional Sunday open houses, but they create a new option for certain buyers who may prefer this time slot. There are other advantages of weeknight open houses:

  • It is a lot easier for the sellers to leave the house on a weekday evening for a couple of hours rather than on a busy Sunday afternoon.
  • They're convenient for many buyers who can stop by after work
  • Since there not as many open houses during the week compare to Sundays, they have a better chance on staying on the buyers mind

Make sure you prepare for these events by putting together the right marketing material and lit signs to capitalize on the local traffic as much as the advertising. And remember: the greatest value of open houses is to gather contacts and gain new clients, so remember to bring your best smile and people skills.

Hi Meli!  Some of us in our market center are trying new ideas too.  One idea is to hold houses open during the weekdays.....even if it is quiet, you can set up office at the home you are showing and tend to some business that you need to do anyway.  Put up signs all over, and let neighbors see the extra effort you are putting forth to sell homes.  Maybe when they need a realtor, they will think you are the one that will work harder for them.

Hello!Hello... I just wanted to see what you have been posting and I think this is a good one. Most people are looking to move closer to work; so this way they can save gas & time. Someone suggest inviting the neighbors... this would be a great time to do that.
