Before we return you to your regular programming I have a few final (hopefully) thoughts about Zillow version 5.
There will be continued hand-wringing about the ability of anyone to report a home is for sale. I’ll fully admit Odysseus is sporting a larger pair than our neutered Tobey in that he’s already posted some homes that presumably are listed by other agents. The rationale: the home being for sale is a material fact and not solely an advertisement.
I see it less a material fact than a temporary condition. It’s hard to argue that listings are the sole property of the listing brokerage as current MLS rules allow real estate agents to display other member brokerage’s listings. It’s just such an IDX search which is the heart of my website. But when displaying these listings, the name of the listing broker has to be included in some fashion. Those are the rules.
But not on Zillow. For example, 1760 W. Ivanhoe in Chandler is listed by Tri-Level Realty. On Zillow, the listing has been posted by someone going by “Archnemysis.” The same goes for 227 S. Rush Circle West, also in Chandler.
And let’s face it. If you can’t trust information from an anonymous poster using a handle like Archnemysis, who in the world can you trust?
