Some Resales I am seeing are delayed Buyer's Remorse. Buyers that go to new home communities and get caught by a good sales pitch often buy without really thinking things through. Does this community really fit them? If it's an Active Adult community far away from a real city with cultural activities, etc., is this really the lifestyle that suits them?
If these same Buyers were working with a Buyer Agent, they would have been through a much more thorough qualification and hopefully been shown a variety of options before they made a purchase decision. As an SRES, I also try to tell people that they are not going to become different people just because they might be lucky enough to afford retirement. Many that originally contacted me about a new Active Adult Community have ended up buying in a non age-restricted community or in town.
