Ok, so Jonathan and I had a pretty good day today. Maybe he needs to come over more often. He was really good motivation.

First, I must say, my listing presentation was one of my finest. Since Jonathan drove over from Tampa, I wanted to make sure he got an ear full, so, I did my entire long version. And we were successful. Sign is in the ground, priced right, photo shoot complete and my lawn man starts service this week. In and out in 90 minutes.

When this was done we swung by the listing I took on Saturday and did another photo shoot and yanked the Re/Max sign out of the ground and placed a shiny Tutas Towne Realty sign in it's place. I love doing that.

Then it was off to lunch at Red Lobster with Jonathan and "The Lovely Wife". Before we went to lunch we loaded Jonathan up with 11 "Talking Houses" and all the materials he needs to implement this service for his Sellers. "The Lovely Wife" was tired of looking at all these transmitters in the garage and I hadn't used them for years, so we decided they would make a great gift for Jonathan. A little extra service to help him stand out in his market.

When I got back home to my office, I confirmed my closing for tomorrow morning, had 2 of my Sellers increase the co-broke commission on their houses, made another listing appointment for Thursday, called all my Sellers to update them on their weekend showings and just now negotiated a deal on a listing I have had for 10 days. It's now pending. Took 15 minutes.

All in all a great day! I think I like this mentoring thing. So if your in the area and need some help ...... give me a call! We'll do lunch!

Selling Florida one home at a time

I actually had a good time. I never get a chance to show off what I do so found it very invigorating. And I was pleased I got the listing as well. But you know I had the listing agreement typed and completed last night, all I needed was their signatures. Attitude is everything in this business. I expected to get the listing and I did.

They were pretty easy. The wife started out a little hesitant but I managed to win her over real quick. Their biggest concern was having a 6 months listing before so I hit them with the 45 day listing approach as outlined in one of my earlier post. The husband has bad knees and really struggles to keep up with the lawn so I threw in monthly lawn service to clinch the deal and to help him out.

About half way through my presentation the previous Realtor came over to get his lock box and give the Sellers their key back. I love it when that happens. I said Hi but I guess he chose to ignore me since he didn't respond. Well, Mrs Seller handed the key right over to me. This was the point I decided to slide the agreement over for signatures.

So I'm happy. The sellers are excited and have renewed confidence. And I hope Joanathan picked up some pointers.

Oh I almost forgot, I am taking them later in the week to sell them one of the townhouses I have on the market. It is exactly what they are looking for. So it went great.

For lunch I had clam chowder, stuffed mushrooms, bacon wrapped scallops, salmon, shrimp, cesear salad and too mnay cheese biscuits. So there you have it. I love to eat. I love my job.

Bryant Tutas I think you're a great guy! That's what it's all about, helping people... Buyers, sellers & peers. So many people make it a selfish work environment. It's nice to hear the way you continually talk about real estate. It's the way I want to always be, honest to a fault, helpful & looked up to.

Is it part of your marketing plan to automatically put your Sellers on weekly lawn service? Does that include the works, edging, weed wacking, blowing & trimming? Or just a cut? Either way, that's a fantastic idea!

To My Extraordinary Husband:

To say the least I am proud. I may have kept behind the scenes, so you could do your "thingy" but I was listening. You are now "remarkable" and sometimes maybe a tad cocky. But that is what it (takes and took) to get us where we are today. I could tell Jonathan enjoyed seeing "Broker Bryant" in action and took with him a peak at what it will take for him to survive the Florida Real Estate Market. Not an easy market to be in. You have to stand out in the crowd, this I hope Jonathan will accomplish by making good use of those Talking House Transmitters. Hunnee, you are a true "Real Estate Artist" you make me want to ROAR and then go shopping! I Love Ya....Kum La Ka Lakka....

P.S. Our two oldest grandchildren sent me an e-mail. For Christmas Brandon wants an X-BOX 360 and our Lovely Brittany would like for us to buy her a computer for her room. So, what do you say Grampy...Lock and Load?

First, I guess I am glad my grandchildren aren't old enough to write yet. Second, you guys never cease to amaze me. I don't think there are people like you in my area. New England is not really known for its friendliness. I think the reason you can share trade secrets is you have already built up your name and reputation, so what have you got to lose? Your attitude is the best part and I can see that the Lovely Wife can keep you in check, so its all good.
