I know that condotel financing is extremely hard to find even at 65% loan to value.....whom and what would you recommend?

There is a local Lender - Chris Lewis (Chris Lewis chris.lewis@dalusa.com)- who can still make condo-hotel loans on a case per case basis. The Seller of this PH has secured a 4% loan...lucky man. Many folks have private banking relationships that are working for them. Chris Lweis sad there is also a SF bank - bank of the Orient making some loans. The problem is that most of these borrowers are quite liquid.

We have a Trump Tower in White Plains. Hit the market at the wrong time. Right now it has a lot of people renting in it. Nice ammenities.

This is amazing... however, its hard to get buyers in this price range. I'm trying to find a 2 million dollar buyer to buy a spectacular home in my area.

Hi All - The buyers of these lavish units come from all over. In the case of this PH, the buyers are from the east coast. Regardless of what is written, in my experience, most come from the U.S. It is difficult for foreginers to transfer the cash to the U.S. Good luck with all your sales, broker cooperation is invited on this stunning PH!

And Ruthmarie - as a kid I used to shop at the White Plains Mall - it was nicer than the regular stores in the good old Bronx! I visited your blog nd your photos of the glass towers are amazing. Left NYC in 1972...so many changes!

Hi Cherimie- I have done the lovely VT which gets posted to Dupont Registry, you Tube cia TOURFACTORY.com for this stunning PH unit. I also do quite a bit of web marketing & have numerous websites - all linked togather. My first career was as a computer programmer/systems analyst back in the late 1960's - so the computer is like an appendage to me and I find web based marketing the most pwerful of all.

It brings an educated buyer who has done a tons of research. Those are the best. The PH will sell itself once someone enters it - it is one of the best units on the market in the city. TOP of the world views & light & uplifting in spirit. The Seller is fantastic. When he listed it - he said he totally understands the state of the economy and is realistic on timeframe. Working for him has always been a sheer pleasure. Wish all my clients were of that cloth!
