• OVERVIEW:

Right now, there are approximately 272 Sherwood homes for sale, 26 homes have come on the market since September 1st, which means we're seeing about 1 new home being added to the Sherwood market per day (this is why pricing, position and promotion is key). The current median home price is about $430,329 and the average dollar per square foot (PSF) for Sherwood remains at about $180.00

• HOMES PENDING / SOLD:

According to the MLS, 18 Sherwood properties have went PENDING in the system since September 1st - Showing an increase in buyer interest. 

• HOUSING MARKET CONDITIONS / SUPPLY TRENDS: 

If no new inventory were to enter the market, there would be enough inventory to last just over 4 months.  Currently properties are averaging about 129 days on the market (DOM).  While some Sellers are having great success, this market is currently a buyers market.

Recap: While week over week the market seems much the same, it's the consistency in home trends, new programs and lower interest rates that continues to be showing a positive impact on home buyers today.  Recent press along with many Realtors are reporting that things are officially "shaking loose!"  And we're seeing it here in Sherwood!
