The California Association of Realtors (CAR) recently reported that the median price for a home in California increased by 8% in May, although the total sales were down by 21.2% as compared to last year.

This is the first time since November 2001 that the median price did not increase by a double-digit percentage, but the current growth rate is still very healthy. California overall had almost a six-month supply of inventory in May, although some regions may have less inventory than others.

Interest rates are definitely affecting the pace of home sales, but they still remain at a reasonable level. For May 2006 the rates for a 30-year fixed mortgage averaged around 6.6%, up from May 2005 where the rate was 5.72%. Also increasing is the number of days to sell a home, with the average at 44 days for May 2006 as compared to 27 days for May 2005.

Top economists say that California is returning to a more balanced market, with healthy but slower rates of appreciation and more normal inventory levels overall.

Hi Linda,

I am actively working with three different buyers in three diverse locations in CA. and only one has been able to get a home in escrow in the past 90 days and that escrow is SHAKY.  Hopefully a stabilization in the rates will help with the heebie jeebies that the buyers all over the country have caught.

Seems the full moon has brought out the craziness in everyone this month... had two escrows go totally crazy for no apparent reason, but thankfully both were saved (after bringing in an attorney for one of them) and will close today.

I had one seller decide that he wanted to back out the day before escrow was to close. He had not returned any signed docs to escrow, and escrow had not notified me until the 11th hour (I had the buyer). He had bought a custom home out of state that recently closed escrow, and was panicking about the move. He even went so far as to send in an escrow cancellation, but changed his mind after his wife threatened divorce and all parties to the transaction threatened legal action.

That seems consistent with Chico. We had 4 less than that all time high of new homes on tour for the week...Is everyone packing up and running for the hills? with nowhere to go because gas is too high?
