I'm answering your Top 10 questions in real estate for Fishers Indiana and we are up to question #4.

Let's start a little more general and then I'll give you some specific areas of Fishers to look for great resale.  The things that drive a neighborhood to retain their values include the school district, the amentities of the neighborhood, the lot size and maturity, and how varied the homes typically are.  For example a neighborhood like Brooks Chase while in a good school district typically have no backyards because their garages are backloaded and in addition many of the homes look alike.  Brooks Chase has over 40 homes for sale currently.  In addition, how well are the homes taken care of in the neighborhood will affect the resale patterns.  If you drive around on a Saturday afternoon in the Fall; you will see neighborhoods with people mowing, planting, raking, etc...taking care of their homes.  In my neighborhood, The Moorings, we often see houses being painted, trees being trimmed, mailboxes being replaced, and the things that show ownership pride.  No one wants to live next to Jed Clampett!

Analytically, realtors look at the days on the market, the price per square foot that the homes have sold for over a period of time, and the number of listings that are active currently.  After having worked in the Fishers Real Estate market for many years, we know which neighborhoods are hot.

Our top three or four in order of affordability are Berkley Grove, Hickory Woods, Timber Springs and Windermere.  We have several runner ups including River Glen, River Ridge, River Highlands and Blue Stone.  For the best family neighborhoods, we love Sunblest Farms and Sweet Briar.  Sunblest has older homes but are laid out in a spoke/wheel pattern with the soccer parks in the center with great walking trails.  Typically you can find homes from $130,000 to $200,000 so makes a great starter home for people. South Sweet Briar has a park in the middle as well; not for soccer but nice walking paths.  The homes in Sweet Briar run from about $150,000 to $200,000.

Hi Teri, I have missed seeing the Lady in Red around, glad to have you posting a comment!  I am taking a blogging coaching class with Keller Williams and one of the first things they had us do was write our 10 most frequent questions.  And now I have a decent supply of "things to write about".  No referrals yet from those, but I can be patient!
