I feel we are experiencing a mini refi-boom here in Cleveland Ohio. The reason I know this is by the amount of past clients calling me to look into lowering their FHA interest rate. We are currently locking rates at 5.75% on 30 year fixed loans. This has created a nice steady flow of loans over the past few weeks. At first I thought it was because I was such a nice, charming young man but I soon learned this was not the case. The real reason my clients keep coming back to me as their trusted mortgage professional is because of my solid retention system. I first send a nice afghan with the clients last name embroidered into it. I package this with a nice "hand signed" thank you note and a "pre-stamped" survey card. I then send birthday and holiday cards for the next 2  years. I also send a postcard every 6 months keeping my contact info in front of their face. I think the first two years is the most important time to "remind" my clients of the services I provide. I wanted to see what other mortgage bankers and realtors do for client retention.

PS I must admit I can't take all the credit for the 2 year program, I do have a little "Big" helper (specialclient.com)
