The job of the non-profit distressed Homeowner Counselor is to inform you about all the options that may be available for you to save or sell your home and to inform you about the possible consequences. Counselors can be found by contacting the HOPE Alliance or by contacting your local City and County Housing Offices. In your Counseling session you should cover the following:

Establishing and Amending your Budget to allow you to Keep Your Home

Contacting your current lender to see if you are eligible for:

a) Interest Rate Freeze

b) Interest Rate Reduction

c) Principal Reduction

All of these options may be know as Loan Modifications.

Choices you have for selling the home

a) Selling to a Relative

b) Selling on the Open Market

c) Short Sale

The Advantages and Consequences of a Short Sale and other options

Cash for Keys Programs

The Foreclosure Process and Consequences

Possibility of Bankruptcy
