To blog and then read the comments...

Sometimes the comments so enhance the original blog as to increase its value exponentially.  This is the case with my latest post: Listing Agents in La-La Land...  

I've received so many great comments and I thank each and every one of you for your contribution!  A few comments were so good and actually complemented the original post so beautifully, that I just had to compile them here, so you can glean these valuable lessons.  These comments will enhance my own practice; I know they can do the same for you.

 

It is your fiduciary responsibility to tell them the reality of the market. Thus, if a market is going down 1% a month, pricing it at last month or the month's before sales is ridiculous.  Price it at next month's pricing or the next which may be 3-5% off of your comps.  This is one of the biggest reasons why listings in a down market take so long to sell.  They are not priced to the market; they are priced to yesterday's market.

The problem is with the agent who is unrealistic, or tries to "buy the listing."  They will tell the seller what they want to hear . . .  You know, in their "professional opinion" that the home should be priced between $ and $ (pick a price range, for example purposes).  If it's 10% higher then the rest, they might get the listing since they are presenting a much higher price.  People are gullible, and they WANT to have direction and guidance.  And they want their price!  So when you have an agent that is NOT like you are, and from the posts, like the majority of honest agents on here -- they will give the seller a totally unreasonable listing price just to get the listing.  Might be a good idea for listing agents to caution against this type of tactic in their listing presentation!?!?

When I got into the business almost eighteen months ago, things were just starting to get crazy and have not gotten any better.  Luckily I had a broker that educated me on comps that are active, sold and pending and letting that information tell the story to the sellers.

It's interesting to see their reactions when you show it to them in black and white.  I've even started inserting in all my Listing Agreements that if there is no activity or offers on the listing within 45 days of the signed agreement, the seller has to agree to adjust the price to market conditions.  This saves a lot of headaches and blame.

Mirela- you are one smart woman and I have been saying the same thing.  I am finding not only sellers are still unrealistic, but the lenders handing short sales and foreclosures are over-valuing properties as well.  It is going to take a long time for things to get sorted out.

I try to let the numbers speak for themselves.  Here is your current competition, here are the guys that would have been your competition but they either expired, cancelled, withdrew and or sold their properties.  How badly do you want to sell and how quickly.  Then you're going to have to price it $here. ~ Evelyn

This problem will always be with us.  Sellers do need to realize that they're wasting valuable market time while the buyers wait for their home to be priced right.  As for agents who don't get it...well, guess they won't be selling many homes!

I thnk this can make a good flyer for you to bring to listing presentations. 

It at least makes for a great re-blog on your outside blog.

Testimonials from other agents add weight to your own words.  Why not use it?

I hope you agree that this could be a powerful listing tool, or even a great marketing tool.

Why not encapsulate great comments as lessons into a brand new blog?

I think we're on to something here.

I sometimes find the best lessons buried as comment nr. 55.  Why not have the originator of the blog encapsulate great comments and offer them to us on a silver platter?

It's funny,  but it always seems to me that if I am doing good work,  I feel as though I could get thrown out at any moment.  It's at these times that I know I am telling them what they need to know , not exactly what they want to hear.  the trick seems to be in finding nice ways to deliver unpleasant news and keeping it real.

Joe, I know exactly what you mean....

I have not discovered an easy way to give it to them.  Upon getting the truth about the correct price, one of my Sellers exclaimed:

"I need a drink!"

I don't know what he did when he got home, but I listed his property at the suggested price and sold it within 6 weeks.  That was last year.  His neighbor, who has a similar property and had a fantasy price at the time, is still on the market, and his new price is significantly lower than what I got my Seller last year...

I had to read the original blog because of its compelling title. And I love the idea of the salient comments that were given in that blog being reposted as its own blog. In fact, the first one you posted is the one I remembered from reading all the comments.

Great idea to use it in a listing presentation...I have one coming up for a review and I'm going to do that!

Sharon:  Reading the comments has proven quite illuminating for me as well.  I just don't have the time to read through, so this encapsulation would make it a lot easier. 

This type of encapsulation also encourages people to expand on their comments...  There is a lot of talk here on AR about "perfunctory comments".  Here is a solution to that problem!

Mirela, I often find that I get a great blog from someone's comments and I also try to edit my blog with a comment that it really powerful and adds to the post and will always give credit.  I think it does encourage people to comment and add some value. Great Great Idea and Kudos for thinking of it.

A big chunk of the problem I think is everyones desire to live in the past. We came out of a market where if it was overpiced the market would catch up,.. those times are not these times.

If a property is pried at sold comps from within the last 6 months,.. without taking into account not only the actives but also the pendings,.. the property is overpriced.

I have built an excell analysis sheet that uses four actives, solds and pendings,.. and then weights the pendngs by a number of 50 as they are the closest representation of todays maket,.. but not even that is 100% accurate,..

We owe the Seller's,.. Honesty,.. above all,.. even when it is not what they want to hear.

This is the perfect blog to re-blog...

...especially for the agents featured in this post...

Being quoted as an expert goes a long way with our clients.  Each of the featured agents can re-blog it to their outside blog if they have one, or at least just re-blog and post to their respective localism areas.

Mirela, I don't believe in 'perfunctory' comments. If you take the time to read a blog and you don't have anything really to contribute to it, then pass on until you find something that genuinely touches you.

In a perfect world, we all would be this way but it's just too tempting for lots of people to just get the points isn't it? But most of those people probably don't have much of a following do they? I believe that you get out of something what you put in it.
