Are You Providing Professional Service to Your Listings?

There is an abundance of posts about providing excellent service to sellers in a difficult market. Many posts share ideas, marketing strategies, and "tips of the trade" however there seems to be a gap between those willing to provide true professional service.

In today's market it is understandable that operating costs are an issue, nevertheless some corners simply cannot be cut. One service I provide to ALL of my listings is a professional photography session for their property.

Today's buyers are extremely quick in their visual assessments of potential homes. Research shows a browsing buyer to give less than three seconds to an image. In keeping with my commitment to proactive service, I feel it is my obligation to catch as many buyers as possible.

Researching the local MLS I was shocked at the quality, or lack thereof, of the photographs. I realize this is not a new topic but it was truly astounding.

A buyer expects instant gratification through instant information. I consider the lack of professional photographs to be a disservice to the seller.

I, too, have seen the poor quality of photographs that some agents us to advertise a clients property. It really is a dis-service to them and their clients to do so. You have the attention of potential buyers for maybe 5 to 10 seconds and if your photos are not piquing their interest then you are losing them to someone who had more professional photos and more desirable looking home.

I often times wonder what the agents were thinking! What type of buyer are you attracting by showing a shot of the floor, or of a window, or the dark photos. If you and the buyer don't find the photos appealing and they don't prompt you to buy it, then you need to start over again!

I work with buyers all the time and totally agree with your comments.  The photography is so important and I love that your post has links to other places to go.  I'm going to check it out...are there to an outside blog or within AR.  I think either are a great idea.

Photos can make or break it for many surfing the web for homes. Many of my buyers will look at the pics of a home and eliminate it from their search completely based on them.
