Jacksonville New Home Construction. Isn't it ironic? As long as I have been a Realtor in Northeast Florida, Blankety blank Homes( I'snt it nice of me to leave out the name) has never worked with Brokers. Now they are advertising to us (real estate agents) hard.....and now willing to co-op.

This builder is the only one in Northeast Florida that has refused to co-broke with agents in the past. Now the market has turned and they need us. It seems every fews days a flyer comes across my desk or an e-mail pops up in my inbox about what they have to offer. I love it!

I don't understand how they could have the opinion that they didn't need realtors.  That's beyond my comprehension.  When I worked for a builder, we had to prospect for realtors just as much as we had to prospect for buyers.  I mean I did it all, office visits, goodies, realtor events, everything.

Now that I'm on the realtor side of the table, I realize that we all need each other, especially in this market.

That's right....what goes around, comes around!

Good for you - I am licensed in FL, as well, and worked there during the feeding frenzy several years ago. I sure do miss those days! The builders (I worked for two different ones) were then looking for reasons to cut the Brokers out....said they didn't need them.

I always knew that the market would shift & they'd be seeking out the Brokers again. Boy, did they! All of a sudden they were willing to pay double the standard 3%, plus started offering 12 month leases on luxury cars for their business.

Unbelievable!

I agree!! It is great to see the shoe on the other foot. I happen to know exactly what builder you are referring to....and I have had experience in the resale market with their end product...and I wouldn't recommend a buyer buy from them anyway.
