I just got off the phone with a lady who is looking to rent a 4 bedroom 2 bath house with a finished basement, 2 car garage and a backyard all for $700 per month.   Is it just me or is this lady looking for something that doesn’t exist?  Or at least something that doesn’t come along all that often…….except on Craigslist.

I figure getting a call like this is the unintended result of having my phone number on hundreds of signs all over the city.  Only now I have a problem.  I document each and every person who calls.  I find out their phone numbers, names, price range they can afford, what they are looking for in a house and even where they want to be located.  Only a select few of the individuals who call in will qualify to rent a Vizion property but I know that the great majority of people that don’t qualify for us would easily qualify for someone else. 

So indirectly we have developed a large pool of potential tenants.  Especially tenants in the $500 to $900 price range.  Our own rental properties on average rent out for $1,100.  This alone disqualifies anyone who is unwilling or incapable of paying this amount.  However it seems to me from crawling through my local Craigslist rental section that the great majority of posts are for the $500 to $900 price range. 

Does anybody have any ideas on how I can sell these rental leads?

Align yourself with one of the premier rental companies in your area and work out some type of referral program where-as you receive a set amount off any lead you provide them who ultimately rents a home from them.

Even if it's something as simple as $50 off each one or 10% of the first months rent, etc.  I would think any rental company would be interested in increasing their tenant base through this type of arrangement.

The key though, be sure to stay in touch with the renters.  In a year from now when their lease is up, they may be interested in buying a home.  You never know...  I've got a great no-hassle way to stay in touch as well if you're interested in some information.  It's a great program that can be used for your listings, buyers, past clients, etc.  We all know how important it is to keep our name in front of past clients and with this program, you can do just that for very little and no long-term effort involved.

What do I not understand? You do not have what they are looking for, yet you waste your time and theirs by collecting their personal information, so maybe you can figure out some way to PROFIT from it without their permission?

Robert -- This what I'm in the process of working out right now the problem I'm running into is making sure that the person I give the leads to is trustworthy.

Hello --  I always ask the person calling if it is alright for me to share their information with other rental agencies.  Most of them are eager to find a place to rent and welcome any help they can get.

In response to HELLO??...  I'm not saying do it blindly without permission and I'm not even saying collect the data yourself and pass it along.  I'm suggesting you work out a deal with a property managment company to refer people to.

There's honestly so little to be had on rentals in the grand scheme of things that I'm not that concerned with receiving referral fees or anything.  I'd rather get the name as a potential buyer in the future and further help the property management company.  You never know when the property manager may have an owner looking to sell a house.  Who do you think they will refer the owner to???  Exactly, to the agent that keeps sending renters to them over and over.  I'd stand to make much more off the commission from a sale than referral fees of renters anyway.

HELLO, well the profit margins are slim in property management 10% of $500 doesn't pay much.

Perhaps you should direct them to someone who has property in their price range. I know there is no profit in that but it would seem to benefit the client.

I get hundreds of calls a day, if I don't have what they are looking for I encourage them to look elsewhere. If I know of something that might suit them I give them that information.

Sometimes that even includes you Justin.
