Pam - Very beautiful piece of property! Questions = Can you build on .41 acres? If you can build a home/ cabin, what is the largest size home you can build? Can you build a 2-3 story? What type of septic system is required on this lot? What is the approx price for septic system? Is there easement to this property? What are the setbacks from the shore line? Etc-etc?

The reason for the questions is because I sell lake lots and there are many questions that buyers ask me and we always have to be ready to answer their questions, just keeping you on your toes Pam. How did I do.

You can Build your Year-Round or Vacation home here. There is a gorgeous Log Home just down the street and there are several several 5,000+sf homes nearby.  You can build as small or as large as you want.  Depends on the Style of home.  It's easy to get over 5,000+ sf if you build a daylight walk-out to water with a second story and/or Bonus Room.  

All utilities are to the property including, water, sewer, natural gas, cable, phone, internet, paved county maintained road.  Setbacks are 10 and 10 on sides and 25 & 25 from Road & Water. No guesswork here... it's all ready to build, just hook up to all the utilities! It is also accross the street from the Avondale Golf Club and just up the road for the Hayden Lake Counry Club!

I had this sold with a new construction 3,900+/- sq.ft. (to be built) home on it.  It has just fallen through because the Buyer's home fell out of escrow... we all know that story!  I'll sell it with or without a house on it. 

I don't think anyone will ever see a lot like this one for only $175,000 again.  I have another one just south of this one listed for $225,000.  This will be a great "Steal" for someone!
