I'm certainly no expert when it comes to staging. Even though ERA corporate arranged for ERA agents to take courses in staging, I wasn't one to jump on board the wagon. I am a firm believer of allowing those with the eye and talent to do those things which call for creativity. Alas, I don't include my self in that category.

I have used and recommended stagers to my clients. I have read recently in Staging"Twist Helps Vacant Homes Sell. That vacant homes and not just resales are being to utilize staging more and more, especially in this market. In point of fact it is being used with good success, according to the article.

Equally as interesting is the groundswell of regional companies and at least on national staging company. According to the article, you can not only have the property staged, but you can have staging managers reside in the property for a nominal fee to give the property that lived in look and feel. The benefit to the seller is that it eliminates the buyer's perception that they can get the vacant house for a steal!

Staging is becoming almost expected. Rather than setting a home apart it is the normal. The unstaged home is becoming below standard. Part of that may be HGTV shows.

I need to stage my home for my wife and me to stay.

Staging has become the norm. We recently did a case study in Lake Forest IL, north of Chicago and the homes staged with live in managers sold for 93% of original list price while the vacant homes sold for an average of 80% (75-86%) of the original list if they sold at all. The best advice you can give a seller is they truly need to stage a vacant home, especially a higher end home, if they want to get their equity out of the sale. There is just too much inventory and vacant homes can't compete. Just like you are kidding yourself if you dont use a full service Realtor, you are kidding yourself if you dont budget for and spend money on staging. Showhomes is a very econmonical solution since it is lower priced and often can be paid at closing.
