CAN YOU SELL THIS HOUSE???

A little background:  This house is located in Bobby's Run, Lumberton, NJ 08016.

I was divorced earlier this year and this is my property.  Due to reasons which will not be discussed, I WILL NOT list this home myself (and yes....I am the best realtor for the job).  The home is currently listed and the agreement runs out at the end of November.  I am interested in hearing from realtors that are interested in this listing.  I am more interested in hearing your marketing plan and what price you think the home should be listed at (you can take a look at the history in TREND).

If you think you may be up to the challenge, give me a call and I will give you more details.

This home has been updated with laminate flooring and ceramic tile. The yard has a huge paver patio with electricity and a heated in-ground pool.  Over $50,000 was spent in the yard alone.  Compare the features of this home to any other in Bobby's Run and you will see what I am talking about.

The home is a Manchester III model home in popular Bobby's Run. This home features a grand entrance showcasing a dual staircase that flows from the foyer thru the 2nd flr hall and down into the Den. The main level open floorplan includes a D/R, Formal L/R, Study, Laundry and the F/R with vaulted ceiling and a wood-burning fireplace. The Eat-In Kitchen has ceramic tile flooring, a center island and lots of cabinet and counter space. Upstairs features a Master Suite with lg secluded bath including a garden tub, shower, double vanities and a spacious walk-in closet. Downstairs in the basement is a Studio/Media room which has been framed and is ready for the new owner to finish. Step outside onto the enticing paver patio w/ gazebo overlooking the in-ground pool. The shed, vinyl fencing and quality landscaping complete the yard. Double zone heating, intercom system and more. Conveniently located near NJ Tpk, Rtes 295, 206, 73 70.

Leander, I am not licensed in NJ, however, I had a great broker sell my house in Lumberton, NJ a few years ago. Give me a call or shoot me an email and I'll refer you to her. I am sorry that you have to sell your own home. You and I were neighbors. I lived on Fawn Court in Deer Run. Small world......be blessed!!

The Realtor I work for, Pam Bless of Re/Max Tri County, would do a great  job for you.  Re/Max is in Hamilton but Pam does a lot of business in Burlington County. The house would be listed on the MLS, Realtor.com, Re/Max's website, Craig's List, Trulia, Google Base, Vast, etc...Realbird website, virtual tour, Open House...Pam is very honest, been in the business many years and is looking to build relationships, not just make a buck.  Of course she'd like you to sell the house for as much money as possible, but she knows if you overprice at the beginning you will lose in the long run.  Check out her profile on Active Rain, if you'd like, and I will have her check the area out on Trend.

Elena,

Sounds like what I may be looking for. I will check out pam and see what I think.  Have her take a look at the area in Trend. It's not me that has to be convinced, it's my ex.  Better the word come from an independent source rather than me :)

Have a great day

Leander- End of November?  That's still 2 months to find a buyer.  I'm inferring from your post that there's only so much input you can have on the listing details of your own home?  With that in mind, I have a couple observations/suggestions as an objective 3rd party professional.

1- I'm sure you'll agree that pictures tell a story and the pictures on the MLS don't match up with your description above.  Is it possible to have the current agent take some more pictures that will do more to show off your home's best attributes?  2. The price: I don't understand the current pricing strategy, why go down to #05, instead of #00? (I left the actual number out just in case you didn't want it posted)  My point, when people are searching on line, they will use 200, 300, 400, 500 etc as a main price bracket so you could be missing out on a pool of buyers by being at #05.

I hope my observations help.  Best of luck to you moving forward.

Thanks everyone for your comments and calls.  I am sure I will get this matter solved.

Matt- I agree with your comments about the pictures and the pricing. Unfortunately, some things are not within my control......like I said in my post, I am the best realtor to sell this property :)

Have a great day
