Field Pond Estates in Milford Massachusetts consists of 35 homes located on Field Pond Road. The Field Pond Estates neighborhood is located off of Fiske Mill Road just down the Road from Mill Pond.

Field Pond is one of the most desirable neighborhoods in Milford. The homes in this neighborhood were built in the late 1990's by a few different builders.

Casasanta Construction Corp was the original developer who started building out the neighborhood but ended up selling off lots to a few local builders.

There is a broad mix of homes in this neighborhood but most of the homes are some variation of a colonial style home. You won't find many heavily customized homes.

The value of the homes as of October 2008 ranges from the $400's up to the $500's. You will find most of the homes ranging in size from around 2300 square feet to around 3000 square feet. There are a few homes that break the 3000 square foot mark.

The minimum lot size in Field Pond is an acre. There are a few homes that are fortunate to have larger lots.

Most of the homes have 4 bedrooms and 2.5-3.5 bathrooms, and a two car garage.

What is appealing about Field Pond is that you can get a decent size home for a fair price. It is a step above Highland Estates, another popular Milford neighborhood. Although there are a few homes in the subdivision that have been duplicated, most of the properties are very different.                                                                                                                                         

The topography of the subdivision is such that most of the right hand side of the neighborhood has steeper driveways. Of course there are trade offs with this, including the fact that you get a nice view from some of these homes on the high side.

Field Pond Estates has a decent location for commuting as it is located about 5-6 miles from the 495 exits in Hopkinton. For those heading to Boston the Mass Pike exit is the 1st exit North off of 495.

One of the only potential draw backs that may bother a few buyers is the fact that the electrical utilities are not underground. This is a pet peeve of mine as it takes away from the aesthetics of the neighborhood.

Field Pond, however does have public water and sewer. Not having to worry about your septic system failing is always a nice bonus!

If Milford is a town you are considering and Field Pond Estates falls into your price point, it would be worth further investigation.
