Oh- where oh where can they go!??????????????

 

That is what I have been singing since South Star Funding shut it's doors. I was very loyal to South Star and now I have no real affiliations to the subprime market. Of course, I have some in my pipeline!  Just curious to see who you dealt with and how they do business.  We are a small company and average 10-15 loans per month with 3 or 4 usually being subprime.  Please help if you can.  Thanks.

By the way, my actual situation is this:

 

647 mid credit score- no income or no ratio verified asset rate/term refi out of construction loan-  private VOR- RURAL property.  This is a w-2 employee who has been on job 6+ years.  HELP!

My first thought is to put the loan process on hold and get some credit repair. Or, has that already been done?  Depending on whom you use, it isn't that expensive.

If I were you I would subscribe to LenderLab...

it can spit out some obscure companies and their programs to help you find out these scenarios

what's the LTV?

Amy, you may want to try posting it on Mortgage Grapevine,  there are alot of lender reps there, but be prepared for a lot of trash responses also if you do.  I advise setting up a free email account through yahoo or somewhere if you post there, because you will get ALOT of spam.

you know... try one of the local coop banks or credit unions... I know someone that just closed on a rural one from them

also - search AR - someone just did a post on Rural loans as a forgotten program
